Case Study: Basement Waterproofing and Bilco Door Installation in Cutchogue, NY

Solving Basement Water Intrusion Problems in Cutchogue, NY

A homeowner in Cutchogue, NY contacted Zavza Seal after experiencing repeated water intrusion issues around the basement entrance, window well, and several exterior foundation areas. Moisture was entering the basement during heavy rain, creating concerns about water damage, mold growth, and long-term foundation deterioration.

The homeowner wanted a complete waterproofing and drainage solution that would improve basement protection while also replacing an old and damaged basement entry door system.

The Problem:

During our inspection, the Zavza Seal team identified several areas around the home contributing to basement moisture problems.

The main issues included:

  • An aging and deteriorated Bilco basement door
  • Water entering through the basement stair opening
  • Poor drainage at the window well area
  • Water intrusion through brick and window frame connections
  • Damaged masonry joints allowing moisture penetration
  • Increased risk of basement leaks during storms and heavy rain

These conditions are common in older homes across Long Island where drainage, masonry, and waterproofing systems begin to weaken over time.

The Solution:

To permanently address the water intrusion problems, our team completed a multi-area basement waterproofing and exterior protection project in Cutchogue, NY.

New Bilco Basement Door Installation

First, we removed the existing basement door system and power washed the basement staircase and steps to prepare the area.

Our team then installed a new Bilco Classic door measuring 55” x 72”. The new door was painted with exterior enamel based on the homeowner’s color choice for a clean finished appearance and long-lasting protection.

To further protect the basement entrance, we waterproofed and sealed the existing Bilco door foundation to help prevent future water penetration around the stair opening.

Inside the basement staircase area, we also installed a new prehung insulated steel door with a custom-built door jamb for a secure and weather-resistant fit.

Window Well Drainage Repair

At the window well area, standing water and poor drainage were allowing moisture to collect near the basement foundation.

To correct the issue, we:

  • Removed excess soil around the window well
  • Installed a 12-inch gravel drainage bed
  • Installed a self-contained drainage system deep enough to channel water below the basement floor level
  • Added a heavy-duty clear polycarbonate window well cover rain guard

This system now helps keep rainwater away from the basement window area while improving overall drainage around the home.

Waterproofing the West Corner of the House

At the west corner of the property, there was visible evidence of water intrusion through the brick and window frame connections.

Our team performed controlled water testing to identify the exact source of the leak before applying professional sealing and waterproofing materials to stop moisture penetration.

Masonry Joint Repair and Waterproofing

We also repaired deteriorated masonry joints that were allowing water to enter through weakened exterior surfaces.

The repair process included:

  • Chasing and scarifying the damaged masonry
  • Filling cavities with 6,500 PSI mortar
  • Installing reinforced 4.5 oz fiber mesh
  • Applying two layers of 6,000 PSI waterproofing cement

This created a stronger and more water-resistant exterior surface to protect the home from future moisture intrusion.

The Result:

After the project was completed, the homeowner saw a major improvement in basement protection and drainage performance.

The completed waterproofing system now provides:

  • Better protection against basement leaks
  • Improved exterior drainage around the foundation
  • A safer and more durable basement entrance
  • Reduced risk of mold and moisture damage
  • Stronger masonry protection
  • Long-term waterproofing performance

This basement waterproofing project in Cutchogue, NY helped protect the home from future water intrusion while improving the safety and condition of the basement access area.
