Project Overview

The Zavza Seal team was called to a home in Sagaponack, NY where the homeowner was experiencing ongoing water intrusion concerns around the basement and crawl space areas. Signs of moisture, efflorescence, and foundation seepage indicated that water was finding multiple pathways into the home.

After a detailed inspection, we identified several areas that required attention, including the aging Bilco door, drainage around the foundation, window wells, downspouts, sewer pipe penetration, and sections of the interior foundation walls.

Our goal was to create a complete waterproofing solution that would help keep water away from the foundation while strengthening and sealing vulnerable areas inside the basement.

The Problem

Like many homes near the coast, this property was exposed to heavy rain, groundwater pressure, and moisture buildup around the foundation.

The existing Bilco door had reached the end of its service life and was no longer providing the level of protection needed. Water was also collecting near foundation walls and around basement window wells, increasing the risk of leaks and moisture damage.

Inside the basement, foundation walls showed signs of dirt buildup, efflorescence, minor cracking, and moisture exposure. Areas where the floor and wall met were particularly vulnerable to water intrusion.

The home’s drainage system also needed improvement. Several downspouts discharged water too close to the foundation, allowing water to collect around the home rather than being carried safely away.

In addition, a section of the home had a deck directly above the exterior foundation wall, making traditional exterior waterproofing difficult. Because access was limited, a stronger interior waterproofing approach was required.

Our Solution

We developed a comprehensive waterproofing and drainage plan designed to address both the symptoms and the source of the water problems.

The first step was replacing the existing Bilco door. Our team removed and disposed of the old unit and installed a new brand-name Bilco door on a newly formed elevated foundation. This upgrade provides better protection against water entry while improving long-term durability.

To reduce water infiltration around the foundation, we sealed and waterproofed the sewer pipe penetration where it enters the foundation wall. We also installed a self-contained drainage system near the crawl space window along with a protective rain guard to help prevent future water intrusion.

Outside the home, we extended five downspouts away from the foundation and directed them into a newly excavated dry well system. This allows roof runoff to be carried away from the house instead of collecting around the foundation. To complete this work, sections of deck planking were carefully removed and reinstalled without damage.

Inside the basement, we thoroughly cleaned and steel-brushed the foundation walls to remove dirt, efflorescence, mold residue, and loose material. Any visible cracks were repaired using Basecrete waterproofing products.

To strengthen the waterproofing system, we reinforced the wall-to-floor joint with fiberglass mesh and extended the reinforcement onto the floor surface. The concrete walls were then treated with Intercept Densifier to strengthen the concrete and reduce moisture migration.

Finally, we applied two coats of Basecrete waterproofing material to all floor and wall joints to create a durable waterproof barrier.

The window wells were also upgraded. Our team cleaned the wells, excavated approximately three feet deep, waterproofed the surrounding areas, and installed new drainage systems consisting of gravel beds and perforated pipe to improve water flow and prevent future pooling.

The Result

After the project was completed, the home had a much stronger defense against groundwater and surface water intrusion.

The new Bilco door provides improved protection at one of the home’s most vulnerable entry points. Water from the roof is now directed safely away from the foundation through the upgraded downspout and dry well system. The window wells drain properly, reducing the risk of basement leaks during heavy rain.

Inside the basement, the repaired cracks, reinforced wall joints, densified concrete, and waterproof coatings work together to help keep moisture out and protect the foundation from future deterioration.

The homeowner now has a comprehensive waterproofing system designed to provide long-term protection and greater peace of mind.
