Project Overview:
Zavza Seal addressed water intrusion in a basement, finished office area, utility room, and window well in Rockville Centre, NY. The project included foundation waterproofing, repairs to damaged interior walls, and exterior drainage improvements to help direct water away from the home.
The Problem:
Water intrusion affected the basement and finished office area, including the west and south office walls. Damaged drywall and insulation needed to be removed to access the affected foundation areas.
The utility room also required additional waterproofing along the south foundation wall. Outside, the south-side downspouts and window well needed drainage improvements to help manage water around the foundation.
Our Solution:
Basement and Office Waterproofing
Zavza Seal planned to remove the remaining drywall where needed to expose the foundation and waterproof the full affected area. The damaged concrete would be ground down and repaired with high-strength mortar to restore the surface.
The team would apply Intercept to the exposed concrete, followed by two coats of Basecrete waterproofing cement where needed. The waterproofing work would extend approximately 24 inches beyond the original waterproofed area.
In the finished office, the lower two feet of drywall would be removed along approximately eight linear feet of the west wall and seven linear feet of the south wall. Damaged framing and carpet would also be removed where necessary. The affected areas would be treated with a disinfectant spray as specified in the project scope.
New fiberglass insulation would be installed at no additional cost in areas where damaged insulation was removed.
Utility Room Waterproofing
The waterproofing would be extended another five linear feet along the south foundation wall in the utility room. Old Drylok paint would be removed where necessary before the affected areas were waterproofed.
Downspout and Yard Drainage
To help control water around the foundation, Zavza Seal planned to extend two downspouts on the south side into the ground. An underground drainage pipe would carry the water to a newly installed dry well at a lower grade.
The team would also clean and excavate the south-side window well and install a drainage system using four-inch PVC pipe, a drainage grid, and gravel to improve water flow.
Interior Restoration
After the waterproofing work, new drywall would be installed and taped in the affected areas. The additional scope included approximately 70 linear feet of floor-to-ceiling drywall installation. Baseboards would also be reinstalled or replaced where mold damage was evident.
Final sanding and painting were not included in the scope and would be completed by others.
The Result:
The planned work addresses water intrusion from both inside and outside the home. Foundation repairs and waterproofing would protect the exposed concrete, while the underground downspout system, dry well, and window well drainage would help manage water around the property.
The interior restoration would prepare the affected office and basement areas for finishing after the waterproofing work was complete.
Basement Waterproofing in Rockville Centre, NY
Water entering a basement can damage drywall, insulation, flooring, and other finished spaces. Effective repairs may require sealing the foundation, removing damaged materials, and improving exterior drainage to reduce water reaching the foundation.
