The Problem
A homeowner in Brooklyn was dealing with repeated water intrusion in several areas of their basement. Water was entering through cracks in the foundation wall, around a basement window, near plumbing penetrations, and around dryer and ventilation openings. Over time, this moisture caused visible mildew, efflorescence, and damage to the basement walls.
Outside the home, there were also drainage problems contributing to the issue. An old concrete window well was allowing water to collect and seep into the basement because it no longer drained properly. The downspout system was also not directing water far enough away from the foundation, which increased water pressure around the basement walls during heavy rain.
The homeowner also had concerns about deteriorating exterior areas near the stairs, garage wall, and basement door threshold where moisture exposure had caused visible wear and structural weakening.
The Solution
Our team at Zavza Seal completed a full interior and exterior waterproofing solution to stop the water intrusion and help protect the home long term.
Inside the basement, we first cleaned and prepared all affected foundation walls by removing efflorescence, mildew, and damaged material to expose the bare concrete surface. We then repaired cracks and vulnerable areas using hydraulic cement, Basecrete waterproofing cement, and reinforced fiber mesh for added durability. After repairs were completed, we applied a full waterproofing coating across the treated walls to help seal the basement against future moisture penetration.
Outside the home, our team addressed the source of the water problems directly. We removed the old window well and installed a new modern window well system with built-in drainage to prevent water from pooling near the foundation. We also installed an underground drainage system beneath the affected exterior areas to redirect water safely away from the home.
To improve drainage further, we extended the downspout underground and connected it to a new drainage line leading to a dry well. This helps reduce water buildup around the foundation during storms and heavy rainfall.
Additional repairs included replacing a rotted door threshold with pressure-treated material and waterproofing the garage wall and adjacent foundation areas using reinforced Basecrete waterproofing methods.
The Result
After the project was completed, the basement was significantly better protected against water intrusion and moisture buildup. The new drainage improvements helped move water away from the foundation more effectively, while the waterproofing repairs sealed vulnerable areas where leaks had previously developed.
The homeowner now has a safer, drier basement and improved long-term protection against structural moisture damage.
