Case Study: Basement Window Leak Repair in Farmingdale, NY
The basement window in the house with a structural crack that was seeping in water.

Client Overview and Initial Observations

A homeowner in Farmingdale, NY, contacted Zavza Seal LLC after observing persistent water intrusion around the corner of their basement window. The leak not only posed a risk to the basement’s structural integrity but also created potential for mold growth and further water damage if left unaddressed.

Diagnosis by Zavza Seal LLC

Upon inspection, our team identified a vertical crack extending approximately 7 linear feet (LF) along the basement wall near the window. This crack was the primary entry point for water seeping into the basement. Further assessment revealed that previous patching material had been applied to the crack but had failed to adequately seal and waterproof it. The presence of ineffective patching indicated that a more robust solution was needed to fully stop the water intrusion and ensure long-term stability.

Solution Implemented

Our team developed a multi-step approach to repair and waterproof the crack, using durable materials and techniques to secure a lasting solution. The steps were as follows:

  1. Preparation and Removal of Existing Patching Material:
    • Our contractors began by grinding off all existing patching material along the crack. This process exposed the bare concrete, allowing us to fully access the damaged area for a thorough and reliable repair.
  2. Crack Cutting and Injection Port Installation:
    • The entire length of the crack was carefully cut to create a clean surface for effective sealing.
    • Injection ports were drilled at 6-inch intervals from the top to the bottom of the crack. These ports would allow for precise application of sealing materials deep into the crack, ensuring that the repair extended beyond just the surface.
  3. Urethane and Epoxy Injection:
    • Using a combination of urethane and epoxy formulations, our team injected the crack through the installed ports. This step completely filled, stabilized, and waterproofed the damaged area, preventing further water infiltration and reinforcing the structural integrity of the basement wall.
  4. Waterproof Cement Finish:
    • After the crack injection, we applied a mesh-reinforced strip of Basecrete waterproof cement over the entire repaired area. This final layer provided an additional barrier against water intrusion, enhancing the durability of the repair and preventing future leaks.
  5. Coordination with the Homeowner:
    • To allow for an uninterrupted repair process, the homeowner kindly removed an existing panel board that obstructed part of the crack area. They later replaced it after our work was completed, restoring the area to its original state.
