Expert Evaluation
On April 10, 2025, a NY State Licensed Mold Abatement Supervisor at Zavza Seal reviewed Tiffany’s footage. The video clearly showed contamination across multiple surfaces, requiring thorough removal, disinfection, and containment.
The team devised a comprehensive, EPA-compliant remediation plan to restore the space to a safe and sanitary condition.
Scope of Work
Preparation & Containment
- Technicians donned full PPE: disposable suits, gloves, and eye protection
- Removed personal items from the bathroom
- Installed 6 mil plastic sheeting at the entrance to hermetically seal off the work area\
- Operated a 3-stage negative air scrubber (550 CFM with H13 HEPA filter) for 72 hours to maintain safe air quality
Mold Abatement Process
Fumigation
- Deployed a fine mist fogger to suppress airborne spores and reduce dust during remediation
Demolition of Contaminated Materials
- Carefully cut, removed, and bagged porous, mold-contaminated materials including:
Framing wood (Exhibit A)
Drywall sections (Exhibit B) - All debris sealed in plastic bags, externally cleaned before being removed from the premises
Disinfection of Non-Porous Surfaces
- Sprayed affected tiles, ceramics, tub, and fixtures (Exhibits C & D) with a non-toxic, all-natural disinfectant
Effective against mold, viruses, and bacteria
Non-flammable, odorless, lowest EPA toxicity rating
- Applied Shockwave Mold Cleaner to stubborn areas as needed
Final Surface Cleaning
- All surfaces, including ceiling, walls, and floors, were thoroughly cleaned using HEPA vacuum technology
- Where needed, applied a water-based fungicidal coating with EPA-registered antimicrobials to prevent future fungal growth
Final Results
The bathroom was left visibly clean, dry, and fully decontaminated. Zavza Seal ensured that every precaution was taken to contain spores and sanitize the area thoroughly. No non-approved workers were permitted entry during remediation to maintain strict safety protocols.
