Case Study: Brooklyn Foundation Repair

The Problem:

The owner noticed that the building was starting to lean toward the north side.

This is not something to ignore. When a structure shifts, it usually means the foundation is no longer supported properly.

In this case:

  • The lean was visible from the outside
  • The issue was affecting one full side of the building
  • There was a tight gap between this building and the neighboring one

That narrow space can trap moisture, which often weakens the soil over time and leads to settlement.

Our Inspection:

We started by taking a close look at the structure and surrounding conditions.

As part of our inspection:

  • A crew member checked the roof line to confirm the direction of the lean
  • We reviewed how the building was sitting compared to the neighboring structure
  • We flagged the space between the buildings as a possible moisture problem

Since we also handle waterproofing, we planned to recommend a separate solution to address that area if needed.

The Solution:

To stop the building from settling further, we installed a deep support system using helical piles.

Step 1: Open the Work Area

We removed a 5 foot wide section of concrete along the affected side.

This gave us access to the foundation footing where support was needed.

Step 2: Install Helical Piles

We installed 7 helical piles along the foundation.

Each pile was:

  • Driven deep into stable soil
  • Installed to handle up to 20 tons of load
  • Built with heavy duty steel and helical plates

These piles act as anchors, transferring the building’s weight to stronger soil below.

Step 3: Connect to the Foundation

We installed galvanized steel brackets and secured them directly to the foundation footing.

This step locks the structure into place and prevents further movement.

It is important to note that this project was done to stabilize the building only. Lifting the structure was not safe or recommended in this case.

Step 4: Restore the Surface

After the structural work:

  • Soil was compacted properly
  • A crushed stone base was installed
  • A new 5 inch reinforced concrete slab was poured
  • The surface was finished cleanly

Challenges:

This type of work comes with a few challenges.

  • Limited space between buildings
  • Need to stabilize without lifting
  • Making sure piles reach strong soil for long term support

Everything had to be done carefully to avoid adding stress to the structure.

The Result:

After the work was completed:

  • The building was stabilized
  • Further settlement was stopped
  • The foundation now has strong, deep support

The owner now has peace of mind knowing the structure is secure.
