Project Overview:

Our recent project involved the comprehensive facade restoration of a commercial building. The existing Exterior Insulation and Finishing System (EIFS) facade had deteriorated significantly and required replacement. However, there were uncertainties about the underlying structure, necessitating a phased approach to ensure optimal results for the client.

Challenges and Considerations:

  • Multi-Layered Facade: The existing EIFS facade was installed on top of a brick facade, further attached to a cinder block wall. The condition of the underlying brick facade was previously unknown.
  • Substrate Damage During Removal: Removing the EIFS and adhesives posed a risk of damaging the underlying brick facade.
  • New Facade Selection: The selection of the new facade system depended on the condition of the exposed brick facade and the associated costs.
  • Phased Approach: To minimize risks and optimize cost-effectiveness, a two-phase approach was proposed.

Phase 1: Removal and Assessment

  • Safe and efficient removal of the existing EIFS facade using specialized techniques.
  • A thorough inspection of the exposed brick substrate to assess its condition and suitability for a new facade system.

Phase 2: New Facade Installation (Client Decision-Making Point)

Based on the exposed brick facade’s condition, a cost-benefit analysis was presented to the client for various new facade options. These options could include:

Option 1: Installation of a new EIFS system directly on the brick facade (if deemed suitable).

Option 2: Repair or restoration of the brick facade, followed by installation of a new EIFS or another facade system.

Option 3: Removal of the brick facade, if necessary, followed by the installation of a new system directly on the cinder block wall.

After client selection of the most suitable option, installation of the new facade system with a 30-year warranty.

Phase 3: A Breath of Fresh Air – New Facade Installation (Option 2 Chosen)

Following the comprehensive evaluation of the exposed brick facade during Phase 1, Zavza Seal LLC presented the client with a detailed cost-benefit analysis for various new facade options in Phase 2. This crucial decision point empowered the client to choose the most suitable approach for their building’s specific needs and budget.

Client Chooses Option: Revitalization and Protection

After careful consideration of the presented options, the client opted for Option: Repair or restoration of the brick facade, followed by installation of a new EIFS (Exterior Insulation Finishing System) or another facade system. This decision prioritized preserving the existing character of the building’s brick exterior while incorporating modern technology for improved insulation and aesthetics.
