The Problem:

The attic roof rafters had old and damaged batt insulation that was no longer doing its job. There were also air gaps around wires and pipes that allowed outside air, moisture, and pests to enter the home. Our Solution:
Zavza Seal designed a complete attic insulation and air sealing solution to improve energy efficiency, airflow, and indoor air quality.
Step 1: Removal and Disinfection
We carefully removed and properly disposed of the old damaged batt insulation from the attic roof rafters. Once the area was cleared, we treated the entire attic surface with an all-natural, environmentally friendly disinfectant. This treatment removes mold and mildew, repels rodents, and is safe for people and pets. It has a very low EPA toxicity rating and is odorless.
Step 2: Full Attic Air Sealing
Our team air sealed the entire attic surface. All wire penetrations, pipe openings, gaps, and small holes were fully sealed. Step 3: Foam Baffle Installation
We installed foam baffles where needed to restore proper airflow from the exterior soffits to the roof ridge vent. The result is a continuous passive airflow system that keeps the attic dry and temperature controlled.
Step 4: High-Performance Insulation
To improve thermal performance, we installed Eco-Batt Kraft-faced fiberglass R-19 insulation in the 2×6 attic roof rafters. This is the maximum R-value possible for that rafter depth.
To meet New York State utility requirements and improve efficiency further, we added Seal Tech R-18 radiant barrier insulation. This brought the total attic rafter insulation value to at least R-38, which is approved by NYS utilities and aligned with current energy efficiency recommendations.
All insulation materials used are environmentally friendly, fire resistant, moisture resistant, and Gold Certified. They also reduce outside noise and improve indoor comfort.
The Results:
