Project Overview

Zavza Seal was called to assess and repair a problematic basement drainage system in a residential property located in Setauket, NY. The homeowner had dealt with chronic water issues and ongoing maintenance costs tied to a poorly designed French drain system. Our objective was to provide a permanent, maintenance-free drainage solution backed by a 40-year warranty, along with optional structural upgrades for long-term integrity.


The Problem

Our inspection of the basement revealed several major concerns:

  • The existing French drain system was compromised, functioning only with frequent manual maintenance.
  • Over the years, previous contractors had implemented temporary fixes instead of addressing the root cause.
  • The current drainage layout lacked proper grading and materials, risking water intrusion and long-term foundation damage.
  • Additionally, rusted steel columns in the crawl space posed structural stability risks, though this was presented as optional work.

Without intervention, the property would continue to suffer from water damage, musty odors, and potential structural degradation, driving up costs over time.


Our Solution

Zavza Seal proposed a complete perimeter basement drainage system replacement along with optional structural reinforcement to eliminate water problems and restore foundational support.


1. Basement Drainage System Installation – 120 Linear Feet

To replace the faulty system with a long-term, zero-maintenance solution, our team performed the following:

  • Steel brushed the rubble foundation walls to remove debris and loose material for optimal adhesion and drainage performance.
  • Cut into the concrete slab using diamond blades to allow precise access to the perimeter trench.
  • Removed and disposed of the old French drain system, ensuring a clean start for the new layout.
  • Excavated down to the bottom of the foundation footing to properly install the new drainage infrastructure.
  • Laid a gravel bed wrapped in soil separator fabric, ensuring filtration and long-term flow integrity.
  • Installed a 4-inch perforated pipe (wrapped in soil separator) that was pitched toward the sump basin from all directions for optimal water collection.
  • Reused the existing sump pumps, which were still in excellent working condition.

To complete the waterproofing system, we installed:

  • A Delta brand high-performance dimpled waterproofing membrane, featuring:
    • An interior layer made from recycled HDPE
    • An exterior layer made from true virgin high-density polyethylene
    • A vacuum-formed pattern that allows incidental moisture to flow directly down to the drain

This membrane extended approximately 2 feet above the concrete slab, providing added vertical protection against lateral water intrusion.

Finally, we encased the new French drain in 4,000 PSI high-strength concrete, sealing the system for longevity and clean finish. The existing storm channel was also removed and covered with the same high-strength cement.


2. Optional Structural Column Replacement

For additional reinforcement in the crawl space, the homeowner was offered the following solution:

  • Installed temporary supports to hold the structure in place during column replacement.
  • Removed existing rusted lally columns.
  • Installed seven 4-inch diameter concrete-filled steel columns, each fastened with steel base and top plates.
  • All new columns were factory primed with rust-inhibitive paint for extended durability and corrosion resistance.

This optional upgrade would ensure long-term structural integrity, particularly in homes with aging infrastructure or increased moisture exposure.
