Zavza Seal LLC was contracted to install a basement egress system in a residential property located in Bellerose, NY. The goal was to provide a safe and code-compliant secondary exit point from the basement while integrating an effective drainage solution to protect the new entrance.

Client Challenge

The homeowner required a reliable and safe exterior basement entrance to convert the basement into a habitable living space. The new egress needed to comply with local building codes and include proper drainage to prevent water intrusion. The property’s existing concrete foundation required precision cutting, and the site posed a challenge for excavation and water management.

Our Solution

Using architectural drawing A-002.00 as the blueprint, Zavza Seal LLC proposed and executed the following:

• Excavation for Staircase Access: Our team performed a careful excavation to allow for a staircase that would lead from the yard down to the basement level. 
• Concrete Foundation Cutting: We expertly cut into the existing concrete foundation wall to create a code-compliant opening for the basement egress. 
• Dry Well Installation: Near the new entrance, we installed a dry well drainage system as illustrated in Exhibit A. This helps manage rainwater runoff and reduces the risk of flooding. 
• Concrete Forming and Pouring: We constructed forms and poured concrete to create retaining walls and steps. The installation included a 4-inch-thick reinforced concrete landing with a galvanized steel grate for optimal drainage and durability.
