Since the area was fully enclosed behind finished panels and flooring, visual confirmation of the underlying problems was not possible without removing parts of the interior.
Initial Evaluation
During a free inspection on April 10, 2025, our senior estimator determined that any attempt to quote repairs without direct observation would require “cushioning the numbers”—a practice we avoid to maintain transparency and fairness. Instead, we proposed exploratory work to expose the basement’s structural elements before quoting any repair solution.
Scope of Exploratory Work
To uncover the condition of the foundation walls and slab without inflating pricing assumptions, Zavza Seal LLC proposed and executed the following:
- Selective Wall Removal: Cut and removed the lower 2 feet of wood paneling around the basement perimeter as needed to expose the foundation walls. In some cases, full panels were removed for better access.
- Foundation Inspection: Illuminated all exposed foundation sections with high-wattage lighting to document any cracks, water intrusion, or structural issues.
- Floor Disassembly: Cut and removed parts of the finished floor in key suspect areas to inspect the concrete slab underneath.
- Slab Inspection: Conducted a high-visibility inspection to evaluate the slab’s condition, thickness, and signs of moisture or deterioration.
- Vestibule Evaluation: Assessed the separation issue in the rear vestibule of the home to determine causes and potential stabilization methods.
Conclusion & Next Steps
Once the exploratory work was completed, our project manager compiled a full diagnostic report, including:
- Precise problem locations within the foundation and slab
- A custom repair scope for each identified issue
- An itemized cost estimate for the full repair
If the client proceeds with the recommended repairs, the $1,560 exploratory work fee will be fully credited toward the final project cost.
