Project Overview

A homeowner in Northport, NY contacted Zavza Seal for help with sealing an unused basement vault that had become a source of concern. The vault, located under the patio deck, posed both water intrusion risks and structural challenges. The homeowner sought a solution that would permanently seal the vault, preserve the structural integrity of the basement wall, and restore the patio deck above.


The Problem

The client had an open block vault in the basement that was no longer in use and could potentially compromise the basement’s moisture resistance and structural stability. The vault was located directly below a raised patio deck, making access more complex. Specific issues included:

  • Moisture and air infiltration through the vault opening
  • Structural weakness due to an unsupported block opening
  • Potential long-term issues from an unsealed cavity below the deck
  • Electrical socket placement requiring careful disconnection during sealing

A comprehensive vault sealing and reinforcement strategy was required to eliminate these risks and restore full functionality to the area above.


Our Solution

Zavza Seal implemented a step-by-step approach that ensured the vault was permanently sealed, structurally sound, and safely capped beneath the deck.

Step 1: Preparation and Disconnection

  • Safely disconnected the electrical socket in the affected area to prevent hazards during the vault sealing process.

Step 2: Wall Reinforcement with Block and Rebar

  • Installed #6 vertical rebar paired with Durawall horizontal reinforcement to add lateral support to the wall and ensure long-term structural stability.
  • Filled the block cavity with solid concrete to permanently seal the wall opening while preserving the existing door alignment for visual continuity.

Step 3: Vault Fill and Capping

  • Removed selected deck boards to expose the top of the vault for fill and sealing access.
  • Backfilled the vault with compacted grit-mix fill up to the level of the deck for structural consistency and to eliminate the cavity beneath the slab.
  • Installed a concrete cap to close off the vault and provide a solid base beneath the deck.
  • Reinstalled the original deck boards, preserving the deck’s aesthetics and functionality.

The Result

The project resulted in a completely sealed and structurally reinforced basement wall. The previously exposed vault is now fully enclosed with compacted fill and a durable concrete cap, and the patio deck above was seamlessly restored.
