Project Overview

A homeowner in Syosset, NY reached out to Zavza Seal with persistent water intrusion issues in their basement floor. Alongside moisture problems, they reported signs of mold growth and deteriorating drywall and insulation, raising concerns about indoor air quality and the structural integrity of their finished basement.

Zavza Seal was hired to provide a comprehensive basement waterproofing and mold remediation solution, covering approximately 215 linear feet along the basement perimeter and center.


The Problem

The basement had been experiencing chronic water intrusion through the floor and walls. Over time, this moisture had saturated the vinyl plank flooring, damaged the drywall and insulation, and led to visible mold contamination. These issues posed the following risks:

  • Ongoing water seepage leading to structural damage
  • Hidden mold growth behind the walls and insulation
  • Health hazards from poor indoor air quality
  • Ineffective drainage without a proper French drain or sump pump system

To restore a healthy and dry environment, Zavza Seal needed to address both the source of water intrusion and the mold infestation.


Our Solution

Zavza Seal implemented a multi-phase waterproofing and mold remediation strategy, focused on long-term prevention and structural repair.

Phase 1: Basement Floor and Wall Demolition

  • Removed all vinyl plank flooring to expose the concrete slab.
  • Cut and removed drywall up to 48 inches above the slab to:
    1. Eliminate damaged insulation, which can wick moisture and harbor mold.
    2. Expose foundation walls for inspection of cracks and weaknesses.
  • Removed bottom 2 feet of framing studs and baseplates for full access to foundation walls.

Phase 2: French Drain System and Sump Pump Installation

  • Cut a drainage trench along the entire perimeter and a traverse trench across the basement floor.
  • Installed a 4-inch perforated PVC pipe in a gravel bed with a soil separator to prevent clogging.
  • Connected drainage lines to the existing sump pump basin.
  • Installed a new dual sump pump system, featuring:
    • ½ HP primary pump with 4,320 gallons/hour capacity
    • 12V battery backup pump with 3,600 gallons/hour capacity
    • WiFi-connected monitoring for real-time system alerts and performance tracking
  • Refilled trenches with 3 inches of high-strength concrete, leveled to match the surrounding slab.

Phase 3: Mold Remediation

As licensed mold remediators, we conducted full remediation using:

  • Wire brushing and sanitation of all exposed surfaces
  • Application of an all-natural EPA-safe disinfectant to remove mold, bacteria, and repel rodents
  • Encapsulation treatment to prevent future mold growth
  • Operation of 2 commercial air scrubbers and 2 dehumidifiers for 3 continuous days

We then waited through several heavy rains to confirm zero water intrusion before moving to reconstruction.

Phase 4: Basement Restoration

  • Reinstalled the baseplates and framing studs
  • Installed a containment net on the bottom 4 feet of framing
  • Blown-in cellulose insulation to an R-19 value across all exterior foundation walls
  • Finished the basement walls with new sheetrock, taped and compounded for a clean and dry finish
