The Problem:
A homeowner in Sayville, NY contacted Zavza Seal after noticing recurring water intrusion near the foundation wall where a chimney vent pipe passed through. During heavy rain, moisture was entering the basement through small gaps between the vent pipe and the foundation, creating damp conditions and raising concerns about long term structural damage and mold growth.
Upon inspection, our team identified multiple vulnerability points. An unused 8 inch pipe was embedded inside the chimney structure, and the surrounding openings were poorly sealed. Additionally, the mortar joints at the bottom portion of the chimney showed signs of deterioration, allowing water to penetrate through weakened masonry.
If left unaddressed, this type of chimney and foundation leak can lead to interior water damage, compromised masonry, and costly repairs down the line.
The Solution:
Zavza Seal designed a targeted waterproofing and repair plan focused on permanently stopping water intrusion while preserving the structural integrity of the chimney and foundation.
Chimney Vent Pipe Sealing
Our first step was to attempt removal of the unused 8 inch vent pipe from within the chimney. Where removal was possible, we cemented and waterproofed the opening to create a solid, sealed surface.
In areas where pipe removal was not feasible, we installed a properly sized pipe cap to securely seal the pipe opening. This prevented rainwater from entering while maintaining a durable and weather resistant finish.
Sealing Gaps and Openings
All gaps and penetrations around the chimney vent pipe were thoroughly sealed using professional grade waterproofing materials. This ensured a tight seal between the chimney structure and the foundation wall, eliminating the primary path of water entry.
Chimney Pointing Repair
To reinforce the lower section of the chimney, Zavza Seal repaired the mortar joints along the bottom two feet of the chimney. This process restored the strength of the masonry, improved water resistance, and extended the lifespan of the chimney structure.
The Result:
After completing the repairs, the water intrusion issue was fully resolved. The foundation wall remained dry during subsequent rainfall, and the chimney was structurally reinforced and properly sealed.
The homeowner gained peace of mind knowing the leak was addressed at its source, preventing future moisture problems and protecting the home from long term damage.
Why This Matters for Sayville Homeowners?
Homes in Sayville and across Long Island are frequently exposed to heavy rain, coastal moisture, and freeze thaw cycles. Chimney penetrations are a common but often overlooked source of foundation leaks. Proper sealing, waterproofing, and masonry repair are essential to maintaining a dry and healthy home.
This project highlights Zavza Seal’s expertise in identifying hidden water entry points and delivering lasting waterproofing solutions tailored to Long Island homes.
