Zavza Seal LLC was contracted to address a persistent water intrusion issue in a residential foundation wall in Sayville, NY. The problem stemmed from a cold joint, approximately 8 linear feet in length, which allowed moisture to seep into the basement . Our team implemented a comprehensive waterproofing solution to mitigate future water infiltration and restore structural integrity.

Our Solution
To effectively address the issue, we executed a multi-step process ensuring a long-lasting waterproofing solution:
- Preparation and Insulation
- Installed plastic sheets, hermetically sealed from floor to ceiling, to contain dust and debris.
- Cut Sheetrock 2 feet above the foundation floor.
- Removed the bottom floor plate and studs as necessary to access the affected area.
- Surface Preparation
- Ground off foreign materials, mildew, and efflorescence to expose the bare concrete substrate.
- Ensured a clean and stable foundation surface for effective waterproofing application.
- Waterproofing Application
- Applied the first layer of Basecrete waterproofing cement (7050 psi) to create a durable moisture barrier.
- Installed a 4.5 oz fiberglass strip along the entire length of the cold joint for added reinforcement.
- Applied a second layer of Basecrete waterproofing cement to seal the area completely.
- Reinstallation and Finishing
- Reinstalled the baseplate and studs after ensuring the waterproofing was fully set.
- Reinstalled and finished the Sheetrock, including taping and compounding, to restore the basement’s appearance.
Structural Crack Analysis during the repair process, our team inspected the exposed foundation wall for structural cracks. If any were found, we notified the client and conducted necessary repairs. The cost for this additional work was capped at $1,000.
