Location: Confidential Client – Residential Basement Project
Service Areas: Long Island, Brooklyn, Queens, The Bronx
Project Background
The homeowner contacted our team after experiencing persistent moisture and suspected mold growth in the basement. The issue had escalated to the point where the affected area was inaccessible to residents due to potential health risks. Our certified mold abatement supervisor, licensed in New York State, conducted an in-depth inspection of the premises and determined immediate intervention was necessary to contain the spread of mold and prevent structural deterioration.
Given the sensitivity of the site, hazard-level protocols were enforced—no one was permitted at the work area except for trained professionals wearing hazmat overalls, gloves, masks, and eye protection.
Affected Areas
- Basement Wall and Floor – Lower Level (~23’ x 24’)
- Kitchen Cabinet near the basement zone
Scope of Work & Execution
1. Kitchen Cabinet Removal
- Cut and safely disposed of the kitchen cabinet, which was partially affected by mold and blocked access to underlying damage.
2. Basement Floor Mold Treatment
- Scrubbed the entire 23’ x 24’ concrete floor area using an environmentally friendly mold killer.
- Disinfectant used is non-toxic, odorless, non-irritating, and has the lowest EPA toxicity rating, ensuring both effectiveness and safety for occupants after treatment.
3. Basement Wall Remediation & Waterproofing (23 Linear Feet)
To save costs for the homeowner, our team creatively worked around baseboard heating pipes by gently moving them instead of full removal—enabling wall access while preserving HVAC systems.
- Demolition Phase:
- Cut and disposed of the bottom 2 feet of sheetrock.
- Removed adjoining wall areas to access concealed mold and structural joints.
- Detached and set aside framing studs and bottom framing plates for reinstallation.
- Provided pricing flexibility:
- New studs, if needed: $20 per stud (max $160)
- New pressure-treated framing plate (if required): $140
- Mold Disinfection and Surface Prep:
- Disinfected 100% of the substrate and framing surfaces with a highly effective fungicidal solution.
- Wire-brushed and sanitized all joints and rough areas to eliminate all spores and organic buildup.
- Ground out the floor-wall joint to bare concrete to ensure proper adhesion of new waterproofing material.
- Waterproofing Reinforcement:
- Applied a first layer of 7,000 PSI waterproofing cement.
- Embedded a 6″ wide reinforced 4.5 oz fiber mesh on the bottom 3″ of the wall extending 3″ onto the floor.
- Covered the mesh with a second layer of 7,000 PSI cement for additional waterproof strength.
- Fungicidal Encapsulation:
- Applied a water-based fungicidal protective coating on all exposed surfaces.
- This layer contains EPA-registered antimicrobial agents to stop future mold or micro-bacterial growth.
4. Reconstruction & Finalization
After remediation and waterproofing:
- Reinstalled or replaced:
- Bottom framing plate
- Wall studs
- Sheetrock panels
- Applied tape and joint compound to prepare the wall for finishing (painting and sanding not included in scope).
5. Air Quality & Moisture Control
To ensure the space was fully restored and safe:
- Operated a commercial-grade dehumidifier continuously for 48 hours.
- Installed a 3-stage HEPA-filtered negative air scrubber (550 CFM, H13 HEPA) to clean airborne spores and particles.
- This process greatly improved air quality and helped reduce future mold risks.
Results
- Mold-free certified zone by post-project inspection.
- Reinforced waterproofing system protects against future intrusion.
- Preserved the integrity of baseboard heating with innovative, non-invasive techniques.
- Client saved significantly through targeted demolition and smart material reuse.
- The space is now ready for finishing touches and re-occupancy.
