Problem
The residential property at 21 Devoe Street in Brooklyn was plagued by rotted door frames, a damaged underground storage ceiling, and insufficient insulation. These issues not only posed a threat to the structural integrity of the building but also compromised its safety and energy efficiency.
Solution
Zavza Seal implemented a multi-faceted repair and insulation strategy across several key basement areas, combining waterproofing, structural reinforcement, and energy efficiency upgrades. We replaced rotted door frames with pressure-treated wood, sealed and waterproofed the underground storage ceiling using high-strength mortar and Basecrete cement, and installed vapor barriers and cellulose insulation in the boiler room ceiling. Additional insulation was applied using closed-cell polyethylene foam with reflective foil across exposed joists and basement doors to enhance thermal performance. The client also benefited from a ConEdison rebate, which we applied as an upfront discount.

We replaced the exterior rotted door frames with new, pressure-treated door frames to ensure long-lasting durability and improved security.
Subject Area: Ceiling of Underground Storage
Our team executed a comprehensive repair strategy. We used a steel brush to clean the area, applied high-strength mortar to all holes, gaps, and large spaces, and then applied a layer of 7,050 PSE Basecrete waterproofing cement. We installed 4.5oz reinforced fibermesh where necessary and completed the job with a second layer of Basecrete.
Subject Area: Boiler Room Metal Ceiling (approx. 16′ x 8′)
Our experts installed point-bonded non-woven netting or vapor barrier sheets to cover all the gaps, holes, and spaces. This allowed access to our blow-in machine’s hose, which we used to blow in cellulose insulation, maximizing the R-value of the area.
Subject Area: Basement Back Wood Door
We installed a roll of R-15 closed-cell polyethylene foam with reflective reinforced foil to cover the entire area, enhancing the door’s insulation and energy efficiency.
Subject Area: Basement Back Room with Exposed Wood Joists (approx. 12′ x 12′) and Vestibule near Back Door (approx. 7′ x 3′).
We installed a roll of R-17 closed-cell polyethylene foam with reflective reinforced foil to cover the bays between the joists, providing superior insulation.
