Problem

A homeowner in Dix Hills, NY, was experiencing severe water intrusion issues in their foundation wall, which also showed signs of structural cracking. If left untreated, these issues could lead to long-term damage and escalating repair costs.

We excavated the grade down to the bottom of the foundation footing (15 LF x 3′ wide) and steel-brushed the exposed foundation wall and the footing. To repair weak points and cracks, we applied a 4.5oz reinforced fibermesh sandwiched by two layers of 7,050 Basecrete waterproofing cement. At the base, we installed a 4” heavy-duty perforated PVC pressure relief pipe in filter fabric and gravel. After applying a liquid membrane over the entire exposed wall area down to the top of the footing, we covered it with a Delta brand high-performance heavy-duty dimpled waterproofing membrane. This setup directs water down to the pressure relief system, mitigating the pressure on the walls and preventing new foundation cracks.

We chased and ground the cracks with a diamond blade as necessary. We cut into the concrete core deep slots perpendicular across the structural crack along the crack every 18 inches and filled the slots with structural epoxy. Non-corrosive carbon stitches were installed in the epoxy-filled slots, each capable of pulling 6,500 pounds to add structural integrity. A 4.5oz reinforced fiberglass mesh sandwiched by two layers of 7,000 PSI waterproofing cement was then applied. At the wall/footing joint at the base of the wall, we used diamond blades to grind the joint to expose the bare concrete. 

Note: Special attention was given to the footing and foundation wall joint during the waterproofing process.
