Project Overview
Our team at Zavza Seal LLC recently completed a comprehensive concrete patio restoration project in East Moriches, NY. The project covered an approximate 1,240 sq. ft. area and addressed both structural and waterproofing needs. This patio had sustained damage over time due to weather exposure, water infiltration, and general wear. The homeowner wanted a long-lasting, cost-effective solution without the expense of full patio reconstruction.
Scope of Work
1. Surface Preparation
- Utilized a diamond blade to grind and remove all damaged and foreign materials, exposing the bare concrete.
- Removed debris, cleaned, and vacuumed the surface.
- Pressure washed the entire patio area for maximum cleanliness and adhesion.
2. Crack and Joint Repair
- Repaired all cracks and damaged areas.
- Reestablished expansion joints to prevent future pressure cracks.
- Along approximately 58 linear feet of floor-to-wall joint, applied a layer of 6,000 PSI waterproofing cement.
- Installed a 4.5 oz fiberglass mesh bridging the joint, extending 6 inches on each side.
- Applied a second coat of waterproofing cement to fully seal the mesh, ensuring both waterproofing and structural enhancement.
3. Surface Resurfacing and Waterproofing
- Applied a pitched high-strength concrete resurfacer to promote drainage toward the front of the patio.
- Coated the entire patio surface with a two-component fast-setting epoxy resin binder as a bonding agent.
- Applied a two-component, fast-curing elastomeric polyurethane waterproofing coating for long-term protection.
4. Fence Post and Column Repair
- Repaired concrete post footings of 30 fence posts by cleaning, patching, and reinforcing each base with structural repair mortar.
- Repaired six concrete fence columns by removing deteriorated material, preparing surfaces, and rebuilding with structural-grade patching compound.
5. Step Restoration
- Cleaned and prepared approximately 110 sq. ft. of deteriorated concrete steps.
- Applied bonding agents as needed and resurfaced with concrete patching material.
- Left the finished surface rough for traction and ensured the area was clean.
6. Stucco Repairs
- Repaired approximately 140 sq. ft. of stucco across the balcony and covered patio areas.
- Removed loose and damaged material, prepared surfaces, applied bonding agent, patched, and texture blended to match surrounding finishes.
7. Metal Repairs
- Removed and replaced one deteriorated metal plate measuring approximately 8” × 10”.
- Ground, reinforced, and applied primer and rust-inhibiting paint to approximately 15 linear feet of exposed metal for structural integrity and corrosion resistance.
Results
Upon completion, the East Moriches concrete patio was structurally reinforced, fully waterproofed, and aesthetically restored. The new surface is protected against future water infiltration, and the reinforced columns, posts, and steps ensure long-term durability. The client was extremely satisfied with the quality, cost-effectiveness, and appearance of the finished work.
