Evaluation & Proposed Solution
Upon site assessment on March 24, 2025, Zavza Seal identified subsurface undermining—a condition where part of the concrete slab is no longer properly supported due to soil erosion or settlement. Scope of Work
- Void Excavation and Concrete Fill
- Our team excavated approximately 24 inches beneath the affected slab corner to access the undermined area.
- We then poured and tightly packed high-strength concrete into the void, ensuring it was flush with the outside face of the slab to restore foundational support and prevent further settlement.
- Surface Crack Repair
- The visible crack in the garage slab—located directly above the previously voided area—was structurally repaired.
- We finished the area with professional troweling techniques to create a clean, even surface that matched the surrounding floor.
This two-part process addressed both the underlying cause and the visible damage, restoring full functionality to the garage floor.

Outcome
The corner of the garage slab at 56 May Ave is now fully stabilized, level, and reinforced against future decline. The seamless cracked garage floor repair blends in with the original floor, ensuring both structural and visual integrity.
