Problem:

A coastal home in Far Rockaway, NY was dealing with cold floors, rising energy bills, and concerns about moisture and air movement coming from the crawl space below. The homeowner also suspected that outdated insulation and open gaps around pipes and wiring were allowing outside air, humidity, and potential pests to enter the home.

After a full inspection, the Zavza Seal team found old batt insulation that had lost effectiveness, along with multiple air leaks at the rim joist and penetration points. Solution:

Zavza Seal completed a full crawl space ceiling insulation and air sealing upgrade designed to improve comfort, energy efficiency, and indoor air quality while addressing moisture and pest concerns.

Scope of Work:

• Removed and properly disposed of existing old batt insulation from the crawl space ceiling
• Treated the entire crawl space ceiling area with an all natural, environmentally friendly disinfectant to remove mold and mildew and repel rodents
• Applied a low toxicity, non flammable, odorless treatment that is effective against viruses and bacteria and meets EPA safety standards
• Fully air sealed the entire rim joist area, including all wire and pipe penetrations, gaps, and openings to create a continuous air barrier
• Installed Eco Batt Kraft faced fiberglass R 38 insulation across approximately 629 square feet of crawl space ceiling to maximize thermal performance
• Ensured all insulation materials were fire resistant, Class 1 fire rated, moisture resistant, and designed to improve sound absorption and energy efficiency

Results:

Once the project was completed, the home experienced noticeably warmer floors and more consistent indoor temperatures. Air leakage from the crawl space was eliminated, helping to reduce energy loss and improve overall comfort.
