Client Overview

Ed Militscher of Center Moriches, NY, contacted Zavza Seal LLC for help resolving a combination of structural and water intrusion issues in his home’s crawl space. The problems included visible foundation wall cracks, a failing concrete slab area, and poor downspout drainage that contributed to water buildup near the foundation.

Inspection Summary

Upon inspection on April 10, 2025, our team identified the need for a multi-part repair strategy involving structural crack injection, catch basin installation for groundwater management, and proper redirection of stormwater away from the property’s foundation.

Scope of Work

1. Structural Foundation Crack Repair (Crawl Space Walls)

Each crack in the crawl space wall was treated using a combination of reinforcement and waterproofing:

  • Surface prep: Cracks were thoroughly brushed to expose clean concrete and eliminate loose debris.
  • Injection ports: Diamond-tipped tools were used to drill access points every 6 inches.
  • Epoxy and urethane injection: Each crack was filled with structural-grade materials to restore integrity and create a watertight seal.
  • Layered reinforcement:
    • First, a coat of Sika 107 waterproofing cement was applied.
    • Then, 4.5 oz fiberglass mesh was embedded.
    • A second coat of waterproofing cement was applied to lock in the mesh and seal the area.

This process not only sealed the cracks but also added strength to the affected foundation walls.

2. Concrete Slab Stormwater Catch Basin Installation

One section of the crawl space had a deteriorated slab with drainage issues. Zavza Seal proposed and executed the following:

  • Excavation: Cut and removed the concrete to make room for a new basin.
  • Sub-base prep: Installed and compacted a 6″ bed of gravel.
  • Catch basin installation: Placed an 18-inch stormwater catch basin with a galvanized steel grate. Drainage holes were drilled at the bottom for optimal percolation.
  • Mortar finishing: Sealed the perimeter of the new basin flush with the surrounding slab for a clean, level finish.

3. Downspout Drainage Correction

To prevent future water accumulation near the foundation:

  • Downspout extension: Excavated to install a new underground PVC drainage line with all necessary fittings.
  • Drywell system: Installed a 5-gallon drywell on gravel at least 12 feet from the home.
  • Overflow management: Added a pop-up emitter to release excess rainwater safely during storms.

This created a fully functioning passive drainage system that protects the home from hydrostatic pressure and surface runoff.
