Client Concern:
A homeowner in Massapequa reached out to Zavza Seal with concerns about energy efficiency, crawl space mold, and poor insulation performance. The existing fiberglass insulation had deteriorated, leading to heat loss, elevated energy bills, and an unhealthy indoor environment. Additionally, aging concrete window wells were contributing to poor drainage around the foundation.
The Problem
Crawl Space Issues Identified:
- Outdated fiberglass insulation with signs of moisture exposure and mold
- Inadequate thermal barrier, resulting in poor energy efficiency
- No vapor barrier to control moisture rising from the crawl space
- Mold, mildew, and rodent concerns in exposed surfaces
Optional Add-On: Window Wells
- Existing concrete window wells were deteriorating
- Lack of proper drainage increased water accumulation risk around basement windows
- No protective covers in place, allowing debris and water intrusion

Our team designed a comprehensive solution to improve the crawl space insulation and indoor air quality, with an optional upgrade to replace the deteriorated window wells.
Crawl Space Insulation and Moisture Control
- Insulation Removal
Removed and safely disposed of all damaged fiberglass insulation materials from the crawl space. - Disinfection and Rodent Control
Sprayed all exposed ceiling surfaces with an all-natural disinfectant that eliminates mold, mildew, and bacteria.
The product used is non-toxic, odorless, and rodent-repelling, with the lowest EPA toxicity rating. - Vapor Barrier Installation
Installed a durable vapor barrier on the entire crawl space ceiling to prevent moisture migration and protect the structure. - Blown-In Cellulose Insulation (R-Value: 32)
Applied environmentally friendly cellulose insulation to fill all joist cavities and achieve R32.
This insulation is fire-resistant, moisture-resistant, and sound-absorbent, offering enhanced thermal protection.

Optional: Window Well Replacement (4 Wells)
- Demolition and Excavation
Removed deteriorated concrete window wells.
Excavated each well 3 feet deep for proper drainage setup. - Drainage System Installation
Laid a 4-inch gravel bed for filtration.
Installed a self-contained drainage system to manage water flow and prevent foundation pooling. - Well Cover Installation
Installed five durable plastic window well covers to keep out debris, rainwater, and pests.
