The Problem

A homeowner in Setauket – East Setauket, NY contacted Zavza Seal due to persistent water penetration through their basement egress window opening. The window well was enclosed in concrete, and during heavy rain, water would accumulate and leak through gaps in the masonry and foundation wall, creating moisture problems inside the basement.

This issue posed both structural and health risks. Water infiltration not only weakens masonry over time but also creates ideal conditions for mold and mildew, especially in poorly ventilated basement areas.

Our Solution

To resolve the water intrusion problem and ensure long-term waterproofing, Zavza Seal implemented a multi-step excavation, repair, and waterproofing strategy.

Step 1: Excavation to Footing Depth

  • Our team began by excavating the soil surrounding the egress window opening down to the foundation footing, measuring approximately 5 feet deep, 6 feet long, and 4 feet wide.
  • This exposed the full extent of the concrete and masonry areas that required treatment and allowed for a thorough inspection and repair.

Step 2: Masonry Joint Repair

  • We carefully inspected and repaired all open joints and defective masonry work surrounding the egress window.
  • Restoring the structural integrity of the masonry was essential before applying waterproofing materials.

Step 3: Application of Liquid Waterproofing Membrane

  • We then applied a high-performance liquid waterproofing membrane to the entire subgrade section of the exposed wall, extending all the way to the footing.
  • This step ensures that water is effectively blocked from seeping into the wall, even during periods of heavy saturation.

Step 4: Protection Mat and Backfilling

  • To protect the waterproof membrane from punctures or pressure from backfill materials, we installed a durable protection mat over the membrane.
  • Finally, the area was backfilled to the original grade, restoring the landscape while leaving the waterproofing system safely concealed and functional.
