Town/Neighborhood: Centereach
Borough/County: Suffolk County, Long Island
Construction Type: Residential
Category: Foundation Repair, Waterproofing
Problem
The homeowner in Centereach noticed visible cracks forming on two basement foundation walls. One crack appeared structural, while another seemed less severe but was still allowing moisture seepage. These foundation wall cracks raised concerns about the home’s stability, water intrusion, and potential mold growth.
Diagnosis
Upon inspection, Zavza Seal’s licensed team identified two separate cracks measuring approximately 7 linear feet each:
- Structural crack: Located near a boiler chimney vent, showing signs of water seepage and stress in the concrete.
- Non-structural crack: Visible on an adjacent wall, contributing to minor efflorescence and dampness.
Using moisture meters and visual analysis, the team confirmed that both cracks required specialized repair to restore structural integrity and waterproof the basement.
Solution Implemented
Preparation
- The crew wore protective gear and prepared the work area for safe handling of epoxy and urethane injections.
- Surrounding surfaces were protected to avoid dust and debris spread.
Scope of Work
Step 1: Surface Cleaning
- Ground the subject areas 4 inches to each side to remove efflorescence, dirt, and mold.
- Exposed bare cement to create a clean bonding surface.
Step 2: Structural Crack Repair
- Drilled injection ports along the structural crack.
- Injected with urethane and epoxy formulations to fill and seal the voids within the foundation wall.
- Applied one layer of Basecrete over the treated area to encapsulate the injection points.
Step 3: Non-Structural Crack Repair and Reinforcement
- Applied a Basecrete coat over both cracks.
- Installed reinforced 4.5oz Basecrete fiberglass mesh for added structural support.
- Added a second coat of Basecrete to ensure durability and seamless coverage.
Step 4: Waterproofing Measures
- Completed waterproofing around the boiler chimney vent to prevent future water intrusion.
Restoration
Since the repair focused on structural integrity and waterproofing, no sheetrock or flooring replacement was required. The walls were left with a reinforced, clean, and fully sealed finish.
Results
The foundation walls in the Centereach home are now fully repaired and waterproofed. The homeowner can rest assured that both the structural and non-structural cracks have been professionally sealed. The reinforced Basecrete finish ensures long-term protection against moisture, improving the home’s safety and value.
