Project Overview
A homeowner in Syosset, NY contacted Zavza Seal regarding structural concerns in the basement’s theater room and gym area. Our inspection revealed significant damage to the foundation footing along approximately 80 linear feet of wall. The compromised footing presented a serious risk to the building’s structural stability, particularly in heavily used spaces like the theater and gym.
Zavza Seal was brought in to design and execute a permanent solution that would restore the footing’s load-bearing strength and prevent future structural failure.
The Problem
During a site evaluation, our team discovered that the existing footing beneath the foundation wall was deteriorated and no longer structurally sound. Over time, this could result in:
- Cracked walls and shifting floors
- Compromised load distribution in the foundation
- Unsafe conditions in the finished basement areas
A standard patch or surface-level repair would not suffice. The foundation required deep structural reinforcement to ensure long-term safety and stability.
Our Solution
Zavza Seal developed a plan to rebuild and reinforce the foundation footing using high-strength concrete, precision rebar installation, and advanced formwork.
Step-by-Step Execution:
- Sawcut and Excavation
- Sawcut an additional 16 inches to expand access along the damaged footing area.
- Excavated approximately 12 inches deep by 26 inches wide to expose the base of the existing footing.
- Sawcut an additional 16 inches to expand access along the damaged footing area.
- Steel Reinforcement
- Drilled holes into the footing every 12 inches to secure steel dowels.
- Installed #5 rebars spaced every 12 inches along the entire 80-foot stretch.
- Tied rebars directly into the steel dowels for continuous structural integration.
- Drilled holes into the footing every 12 inches to secure steel dowels.
- Formwork and Concrete Pour
- Constructed lumber forms to shape the new reinforced footing.
- Poured 4,000 PSI high-strength concrete, forming a new footing 8 inches deep by 6 inches wide.
- Allowed sufficient cure time to ensure optimal strength and stability.
- Constructed lumber forms to shape the new reinforced footing.
The Result
This repair fully restored the foundation’s structural integrity in both the theater and gym areas. The homeowner now enjoys:
- A reinforced footing with enhanced load-bearing capacity
- Peace of mind knowing their foundation is structurally sound
- Safe use of finished basement areas with no risk of further shifting or cracking
