Client Observation
A property owner in Lindenhurst, NY, contacted Zavza Seal LLC after noticing rats entering the basement through compromised sections of the foundation. Upon further inspection, structural cracks and a missing section of the foundation were also identified as potential risks to the building’s stability. Concerned about the integrity of their foundation and the infestation issue, the homeowner sought a long-term solution.
Diagnosis by Zavza Seal LLC
Our team conducted a comprehensive assessment of the foundation and identified three key areas requiring urgent repair:
- Perimeter of the Exterior Foundation (Approx. 140 Linear Feet): The compromised exterior allowed rodents to enter and posed a risk for further foundation damage.
- Three Structural Cracks: These cracks weakened the foundation’s integrity and needed reinforcement.
- Missing Section of the Foundation (Approx. 8 sq. ft.): This gap required a new section to be installed and mechanically anchored to the existing foundation.
Solution Implemented
To ensure structural stability and prevent further rodent intrusion, Zavza Seal LLC executed the following repair strategy:
Subject Area A: Concrete Belt Installation Around the Perimeter
- Excavation: Where possible (excluding stairs and obstacles), our team excavated an 8-inch deep and 12-inch-wide trench along the foundation’s perimeter.
- Compaction: The bottom of the trench was properly compacted for stability.
- Drilling & Cleaning: Diamond bits were used to drill holes into the foundation wall below grade every 12 inches, with compressed air removing dust and debris.
- Structural Reinforcement:
- Lumber forms and steel wire were installed.
- #4 anchoring adhesives were embedded every 24 inches for structural integrity and tied to the steel wire for enhanced support.
- Concrete Pouring: High-strength 4,000 PSI concrete was poured to form a new concrete belt (10 inches high – 8 inches below grade and 2 inches above grade) to complete the perimeter reinforcement.
Subject Area B: Structural Crack Repair & Reinforcement
- Crack Chasing & Grinding: Cracks were chased and ground with a diamond blade for proper filling.
- Structural Epoxy Injection: Slots were cut perpendicular to each crack every 18 inches and filled with structural epoxy to prevent further expansion.
- Carbon Stitches Installation: Non-corrosive carbon stitches (each capable of withstanding 6,500 lbs) were embedded in the epoxy-filled slots to provide additional structural support.
- Reinforced Fiberglass Mesh Application:
- A 4.5oz reinforced fiberglass mesh was sandwiched between two layers of 7,000 PSI waterproofing cement.
- Additional construction adhesives and sealants were applied where necessary to ensure long-term stability.
Subject Area C: Missing Foundation Section Replacement
- New Foundation Section Installation:
- A new section of the foundation was mechanically anchored to the existing structure.
- This step was integrated with the work done in Subject Area A to provide seamless structural continuity and reinforcement.
Results and Client Satisfaction
Upon completion, the homeowner observed a significant improvement in the foundation’s stability. The rodent entry points were effectively sealed, eliminating the infestation issue. The structural reinforcement measures ensured long-term durability, providing peace of mind to the property owner.
