Case Study: Foundation Wall Repair and Waterproofing in Brooklyn, NY

The Problem:

The homeowner in Brooklyn, NY contacted Zavza Seal after noticing signs of water damage and wood rot along the back side foundation wall beneath their deck. The affected area measured approximately fourteen linear feet.

Moisture intrusion over time had caused rotted and damaged lumber, including areas near the sill plate and ledger board. Because the deck framing was connected directly to the foundation wall, the damage raised concerns about both structural safety and ongoing water penetration.

The Solution:

Zavza Seal developed a detailed repair plan that addressed both the structural issues and the waterproofing needs of the foundation wall.

Our team began by carefully removing five to six rows of deck planks, including the vertical planks, to gain full access to the affected area. Temporary structural support was installed to safely support the joists. The joists were then cut at the ledger connection so the ledger board could be removed and set aside for reinstallation.

All rotted and damaged lumber in the immediate area was replaced. Any new wood in contact with concrete was pressure treated to prevent future decay. Where necessary, the sill plate was replaced with pressure treated lumber installed over a gasket for added protection.

Once the structure was repaired, we waterproofed the exposed foundation wall. Two layers of R-18 SealTech 10mm reflective insulation were applied, and the perimeter of the insulation was sealed using closed cell spray foam to block air and moisture movement.

After waterproofing was complete, the ledger board was reinstalled according to code using proper metal flashing. The joists were sistered and securely reconnected to the ledger with steel angles. Finally, all deck planks were reinstalled to restore the deck to its original condition.

The Result:

The foundation wall was fully waterproofed, and all damaged structural components were properly replaced and reinforced. The deck was safely reattached, and the home is now protected from future moisture intrusion in this area.
