Problem
A homeowner in Jamaica, NY contacted Zavza Seal LLC to address constant water intrusion at the back of the house, under the deck, and along the foundation wall. Water seepage had caused a lot of damage to the foundation, and cracks were visible in several areas. The issue involved both structural and waterproofing concerns.

Solution

Foundation Wall Waterproofing and Repair
- Cut a 40” x 12’ section of concrete to allow excavation access and disposed of debris properly offsite.
- Disassembled the deck planks near the foundation wall and set them aside for reassembly later.
- Excavated the exterior grade down to the bottom of the foundation footing.
- Steel-brushed the exposed foundation wall and footing to prepare for repair.
- Repaired all defective areas of the foundation with high-strength mortar and installed 4.5 oz reinforced mesh sandwiched between two layers of 6,000 PSI waterproofing cement.
- Chased all cracks with diamond blades to remove loose material, followed by additional mesh reinforcement and waterproofing cement layers for long-term durability.
- Installed a pressure relief system along the footing to manage hydrostatic pressure.
- Applied a liquid membrane over the entire wall surface, with special attention to the footing joint.
- Covered the liquid membrane with a self-adhered vapor barrier to redirect water below the footing.
- Backfilled and tamped the soil after waterproofing.
- Reinstalled the deck planks to their original state.
- Poured a new 4” concrete slab at the same elevation to restore the area.
Ceiling Repair
- Cut the damaged ceiling section to expose the floor joists of the first floor above.
- Investigated the source of the leaks and discussed repair options with the homeowner (cost to be determined).
- Installed a new piece of sheetrock to complete the ceiling repair (sanding and painting excluded).
