Client Location: Bellmore, NY
Service Provided: French Drain Installation, Waterproofing Cement, and Cement Resurfacing
Project Focus: Basement waterproofing and structural protection
Project Overview
Our client in Bellmore, NY, sought a comprehensive basement waterproofing solution to address persistent moisture issues, including water seepage and structural damage. After a detailed inspection, Zavza Seal LLC recommended installing a French drain system along the perimeter of the basement floor. To further protect the structure, we proposed waterproofing weakened areas with high-strength waterproofing cement Bellmore, followed by a cement resurfacing treatment.
Challenges Faced
- Persistent Basement Water Issues: The basement frequently experienced water seepage during heavy rains, creating a damp environment and causing damage to the concrete floor.
- Weakened Concrete Slab: Over time, the concrete floor had suffered from moisture exposure, resulting in cracks and weakened areas that required repair and reinforcement.
- Need for a Long-Term Waterproofing Solution: The client wanted a durable, long-term solution that would prevent future water damage and strengthen the existing concrete slab.
Solution: French Drain Bellmore Installation & Cement Waterproofing
Our team devised a two-part solution to address both the water intrusion and structural issues in the basement.
- French Drain Installation:
We proposed the installation of a new French drain Bellmore system around the entire perimeter of the concrete floor slab. The installation process involved the following steps:- We installed a 4” perforated pipe, allowing water to flow into a new sump pump with a through-wall ejector pipe directing water outside.
- The system incorporated the existing sump pump by running additional pipes transversely across the floor.
- A new concrete troweled finish was applied to the trench, ensuring the floor level matched the original slab.
- To prevent backflow, a 1 1/2” PVC drain line was run subgrade, extending approximately 18 feet from the foundation into a subgrade collector basin. An emergency flow pop-up valve was installed on the lawn to manage any unexpected water overflow.
- Waterproofing Cement and Cement Resurfacer Application:
After the French drain installation, our team addressed the damaged concrete areas. Here’s how we approached this:- We applied 7,000 PSI waterproofing cement to all weakened areas of the slab, enhancing the strength and waterproofing of the surface.
- Once the waterproofing cement dried, we resurfaced the entire basement floor using a cement resurfacer. The resurfacer was carefully applied to reinforce the concrete without compromising the basement’s ceiling height. Leveling the floor was avoided, as it could reduce the ceiling height in this already low-ceiling basement.
Results & Benefits
- Effective Water Management: The French drain Bellmore system efficiently directs water away from the foundation, reducing the risk of flooding or water damage.
- Enhanced Structural Integrity: The use of high-strength waterproofing cement significantly improved the durability of the concrete slab, offering better resistance to moisture penetration.
- Cost-Effective Long-Term Solution: By addressing both the water drainage and structural reinforcement simultaneously, the client benefited from a solution that requires minimal future maintenance.
