Case Study: Full Basement Waterproofing System in Water Mill

Complete Perimeter Drain and Crack Repair by Zavza Seal

Project Overview:

A homeowner in Water Mill, NY contacted Zavza Seal after repeated basement moisture issues. The basement showed signs of water intrusion along the perimeter walls, several wall and floor cracks, and drainage problems at four window wells.

Because of the size of the basement, approximately 240 linear feet around the perimeter, this required a full interior waterproofing system combined with structural crack repair.

This case study explains the problem and the complete solution we installed.

The Problem:

The homeowner was experiencing:

  • Water intrusion along the basement perimeter
  • Hydrostatic pressure buildup under the slab
  • Water collecting inside window wells
  • Multiple non structural floor and wall cracks
  • One structural floor crack with signs of separation
  • Four structural wall cracks

Our Solution:

We designed a multi part interior system that addressed drainage, crack repair, and structural stabilization.

1. Basement Perimeter French Drain Installation

Approx. 240 Linear Feet

Step 1: Interior Excavation

  • We cut the concrete floor around the entire basement perimeter.
  • We excavated down to the bottom of the footing.
  • All soil and debris were removed and properly disposed.

Step 2: French Drain System

We installed a French drain beside and along the footing on a deep gravel bed that extended below the bottom of the footing.

We installed a perforated PVC pipe to serve as a pressure relief system. This system relieves hydrostatic pressure and removes the need for a sump pump.

Step 3: Waterproof Sealing

We waterproofed and sealed all areas above and around the French drain. The waterproofing extended vertically and horizontally at least 6 inches in each direction.

This created a full perimeter water control system.

The Environmental Protection Agency explains that proper drainage systems are critical in preventing long term moisture damage and mold growth.

2. Window Well Drainage Upgrade

4 Window Wells

The existing window wells were collecting water.

We:

  • Removed 2 feet of old dirt and gravel
  • Installed new drainage pipes approximately 3 to 4 feet deep
  • Installed a self contained window dry well in the center of each window well
  • Sealed each window from both the interior and exterior
  • Installed window well covers

This prevents surface water from entering through basement windows.

3. Non Structural Basement Floor Cracks

We repaired multiple non structural floor cracks by:

  • Chasing and grinding with a diamond blade
  • Applying hydraulic cement
  • Applying one coat of Basecrete waterproofing cement
  • Installing reinforced 4.5 oz fiber mesh
  • Applying a second coat of Basecrete

This sealed the cracks and reinforced the slab surface.

4. Structural Basement Floor Crack with Detachment

One floor crack showed signs of separation and required structural stabilization.

We:

  • Ground deep into the concrete perpendicular to the crack
  • Installed hot dip galvanized steel anchors every 12 inches
  • Filled the area with hydraulic cement
  • Applied Basecrete waterproofing cement
  • Installed reinforced 4.5 oz fiberglass mesh
  • Applied a second coat of Basecrete

The steel anchors restored tensile strength across the slab and prevented further movement.

5. Non Structural Basement Wall Cracks

We repaired various wall cracks by:

  • Chasing and grinding
  • Applying hydraulic cement
  • Applying Basecrete waterproofing cement
  • Installing reinforced 4.5 oz fiber mesh
  • Applying a second coat

This sealed surface cracks and prevented moisture penetration.

6. Structural Basement Wall Cracks

For the four structural cracks, we performed a more advanced repair:

  • Ground both sides to expose clean concrete
  • Injected urethane and epoxy formulations to fully fill and waterproof the void
  • Applied one layer of Basecrete over the surface
  • Installed reinforced 4.5 oz fiberglass mesh
  • Applied a second layer of Basecrete to complete

This method restores structural strength while fully waterproofing the crack.

The Result:

After completion:

  • The basement perimeter is protected by a full French drain system
  • Hydrostatic pressure is relieved
  • Window wells are properly drained and sealed
  • Structural cracks are stabilized
  • Non structural cracks are fully waterproofed
  • The basement is dry and reinforced

The homeowner now has a long term waterproofing system designed for coastal Long Island conditions.
