Client Concern:
A homeowner in Brooklyn, NY contacted Zavza Seal after discovering mold growth behind their kitchen cabinets and in several other rooms. The mold had been building up slowly due to hidden gaps behind the cabinetry and long term moisture exposure. The client wanted the contaminated cabinets removed, the spaces behind them sealed, and a full mold remediation performed by licensed professionals. Health, indoor air quality and preventing mold from returning were their top priorities.
Challenges:
During the inspection, our NY State Licensed Mold Abatement Supervisor found mold in multiple areas of the home, including the kitchen, bathrooms and other rooms. The mold was actively spreading behind the cabinets, where moisture and poor ventilation created ideal conditions. Since mold spores can spread easily, the environment required strict containment and controlled airflow. Another challenge was that no unapproved workers were allowed inside the remediation zones, so all work had to follow New York State mold regulations.
Our Solution:
Cabinet Removal and Area Preparation
We began by removing and disposing of the kitchen cabinets. Once they were out, it became clear how much moisture had been trapped behind them. Our team cleaned the area and sealed every gap, hole and opening behind the cabinets to eliminate future moisture entry points.
All stationary items in the work zone were covered and secured, while movable items were cleaned and removed. Ventilation and electrical systems in the affected rooms were carefully shut off to avoid contamination spread.
Containment and Negative Air Pressure
To keep the rest of the home safe, we created a fully isolated remediation zone. We used 6 mil plastic sheeting to hermetically seal the entrances and prevent mold spores from traveling into non-affected spaces.
A negative air pressure system with HEPA filtration was installed, which continuously pulled contaminated air out of the work area. We also operated a 3 stage air scrubber with a 550 CFM capacity and an H13 HEPA filter to remove airborne particles during the remediation process.
Mold Remediation Process
Once the area was properly controlled, our licensed crew performed the mold remediation throughout the kitchen, bathrooms and other rooms. Contaminated surfaces were cleaned and treated following New York State compliant methods. Only licensed mold workers were allowed in the remediation zones.
Note: This project focused on mold remediation. Cabinet installation or other repairs were not included and were handled by others.
Results:
The Brooklyn home now has clean, mold free spaces with properly sealed surfaces ready for future installation work. Indoor air quality improved significantly thanks to the negative air system and HEPA filtration. Most importantly, the underlying moisture and contamination source behind the kitchen cabinets has been fully addressed.
