Problem
Our client in Syosset, NY contacted Zavza Seal LLC after discovering visible mold growth in the corner of their basement foundation wall. The mold contamination was present on the plywood, flooring, and was likely affecting the concrete foundation wall behind the plywood.
Our Senior Estimator, a NY State Licensed Mold Abatement Supervisor, inspected the property and determined that the mold was caused by prolonged exposure to water and moisture. Water was penetrating through what appeared to be a structural crack hidden behind the plywood.
This situation posed both a health hazard and a structural concern, requiring immediate mold remediation and foundation crack repair to prevent further water intrusion and contamination.
Solution
As a licensed mold remediation company, Zavza Seal LLC implemented a comprehensive scope of work to address both the mold problem and the structural crack.
Preparation of the Subject Area
- All workers wore disposable suits, gloves, and eye protection.
- All items in the work area were cleaned and removed.
- 6 mil plastic sheeting was installed at the entrance of the Subject Area to hermetically seal it and prevent mold spores from spreading.
- A 3-stage filter negative air scrubber machine with 550 CFM and H13 HEPA filters was operated near the Subject Area during remediation.
Mold Remediation Process
- Performed fumigation to suppress dust and airborne spores.
- Removed all contaminated materials and sealed them in plastic bags, sanitizing the outside before disposal.
- Wire-brushed and cleaned all non-porous surfaces.
- Used a commercial-grade knot wire cup brush to remove mold from the concrete foundation and slab.
- Where necessary, used diamond blades to grind the concrete for complete mold removal.
- Sanitized all areas according to New York State code using an environmentally friendly, all-natural disinfectant effective against mold, mildew, viruses, and bacteria.
- Applied antibacterial cleaning agents (Shockwave Mold Cleaner) to selected surfaces as needed.
- Cleaned all surfaces, including ceilings, walls, and floors, with a HEPA vacuum.
- Encapsulated exposed surfaces with a water-based fungicidal protective coating containing EPA-registered antimicrobials to prevent future mold growth.
Foundation Crack Repair and Waterproofing
- Steel-brushed the crack to remove loose material and expose bare concrete.
- Drilled injection access ports every 6 inches along the crack.
- Injected the crack with epoxy and urethane to restore structural integrity and waterproof it.
- Applied a layer of 6,000 PSI waterproofing cement over the repaired area.
- Installed 4.5 oz reinforced fiber mesh over the damp cement.
- Applied a second layer of waterproofing cement over the fiber mesh for complete sealing.

Result
Upon completion, the basement corner was left dry, clean, and visibly free from mold contamination and debris. The structural crack was fully repaired and waterproofed, preventing future water intrusion. The client can now safely use the basement without the risk of mold exposure or structural damage.
