Case Study: Property Restoration in Huntington Station from Water Intrusion & Efflorescence
Efflorescence and water seepage visible in from the cracks in the wall in the property in Huntington, NY.

The Problem:

A homeowner in Huntington Station, NY, noticed concerning signs of water intrusion in their basement. This included:

  • Visible Cracks: There were large cracks present in three specific locations: the laundry room, the TV room, and next to the sewer line.
  • Potential Mold Growth: The presence of moisture can create a breeding ground for mold, which can pose health risks and affect indoor air quality.

The Diagnosis:

The Zavza Seal team conducted a thorough inspection of the basement to assess the situation. We identified the following:

  • Structural Cracks: The visible cracks were confirmed as the source of the water intrusion.
  • Efflorescence and Dirt Buildup: The area surrounding the cracks showed signs of efflorescence (mineral deposits) and dirt buildup, which can hinder proper repair solutions.

The Zavza Seal Solution:

To address the water seepage and prevent future issues, Zavza Seal proposed a comprehensive waterproofing strategy:

  1. Crack Preparation:
  • Baseboard Removal: In the TV room, the baseboard and any necessary drywall studs/baseplate would be removed to expose the cove joint at the base of the foundation wall.
  • Chase and Grind: The affected area (chase) would be meticulously cleaned using a diamond blade to remove efflorescence, dirt, and potential mold. This ensures a clean surface for optimal repair solutions.
  1. Crack Injection:
  • Drilling and Injection: After thorough cleaning, targeted drilling would be performed at key points of water penetration within the cracks.
  • Urethane and Epoxy Injection: A combination of urethane and epoxy formulations would be injected into the cracks to fill them and prevent future water intrusion.
  1. Waterproofing and Sealing:
  • Mesh-Reinforced Basecrete: A strip of mesh-reinforced Basecrete, a waterproof cement, would be applied to the injected cracks.
  • Troweled Finish: The Basecrete would be troweled to a smooth and neat finish, ensuring a visually appealing and watertight repair.
  • Extended Basecrete Application: The base of the crack at the floor cove joint would be further reinforced with Basecrete, extending 6 inches on each side for enhanced structural stability and waterproofing.
