Zavza Seal LLC was contacted by a homeowner in Commack, NY who was experiencing issues with water collection in their garage and visible structural cracks in the foundation wall. The client needed a long-term solution for both water drainage and foundation stability. Our team proposed and executed a comprehensive project involving the installation of a new sloped garage floor with a self-pumpout catch basin, as well as professional foundation crack repair using structural reinforcement.


The Problem

The existing garage floor was flat and not draining water properly, leading to puddling and moisture-related concerns. Additionally, structural cracks were discovered along the foundation wall, raising concerns about the long-term integrity of the structure. Left untreated, such cracks could worsen and result in significant structural damage or water intrusion into the home.

Subject Area 1: Structural Foundation Crack

  • We began by applying a 7,000 PSI breathable waterproofing cement over the existing foundation crack to create a durable moisture barrier.
  • Over the waterproofing layer, we installed Basecrete brand 4.5oz reinforced Fibermesh, a flexible fiber-reinforced material designed to add structural reinforcement.
  • To finish, we applied a final coat of 7,500 PSI breathable waterproofing cement to provide superior surface protection and long-term durability against future water intrusion or crack development.

This process strengthened the wall, stopped existing leaks, and helped restore structural stability.


Our Solution

1. New Garage Floor with Catch Basin for Self-Pumpout

  • We demolished the existing floor and proposed a new concrete slab with a slope beginning at the entrance and extending 6 linear feet down to a lowered finished level at 6 inches below the original grade.
  • The floor then continued at the same level toward the rear wall, increasing the ceiling height to 8 feet 6 inches within a total area of 198 square feet.
  • At the bottom of the slope, we installed a 13″ x 13″ self-pumpout catch basin with a removable grating for easy maintenance. This ensures that any water entering the garage is efficiently collected and directed away from the structure.
  • A heavy-duty wood step was installed for safe egress from the garage into the house.

2. Structural Crack Repair in Foundation Wall

  • We began by grinding the surface around the crack area to remove loose materials and expose clean substrate.
  • The crack was stitched using hot-dip galvanized steel anchors, a method that restores the tensile strength and prevents future expansion of the crack.
  • To reinforce the area further, we applied a layer of Basecrete embedded with 4.5oz fiberglass mesh, followed by a second coat to seal and stabilize the wall.
  • Our technicians remained vigilant during the excavation phase. If underpinning of the footing had been necessary, the client would have been promptly informed and provided with an additional proposal.
