The Problem

A commercial property owner in New Hyde Park reached out to Zavza Seal LLC due to persistent water intrusion above the interior wall of a storefront window. The leak was causing damage to the interior finishes and raising concerns about potential long-term deterioration and mold growth. Despite previous patchwork attempts, the issue continued, particularly after heavy rainfall.

The origin of the water infiltration was suspected to be from above the window area, possibly due to deteriorating masonry, joint failures, or flashing issues. Additionally, water stains were observed along the basement foundation wall, signaling a deeper issue that required a more in-depth investigation.


The Solution

Our team at Zavza Seal LLC developed a two-part approach focused on targeted repair of the known issue above the storefront window, followed by a diagnostic probe in the basement to investigate the possible source of additional water entry.

1. Scaffold Setup for Safe Access

To perform the necessary repairs at height, we began by setting up scaffolding along the building’s façade. This provided safe and stable access to the upper wall section directly above the storefront window.

2. Full Repointing of Parapet Wall

We cut and repointed 100% of the parapet wall above the window along a 20 linear foot section. Using waterproof cement, we reinforced the masonry joints to prevent future water penetration. Repointing ensured that weakened mortar would no longer act as a channel for water infiltration.

3. Lintel Joint Sealing

Next, we cut the lintel joint where the storefront window frame meets the building structure. We then sealed the joint between the bottom of the beam flange and the top of the window frame, one of the most common leak paths in commercial properties.

4. Alarm Box Joint Sealing

We identified and sealed the joint of the alarm box at the thru-wall, which was another potential entry point for water.

5. Stainless Steel Drip Edge Installation

To further prevent water from pooling or running into the window assembly, we installed a stainless steel drip edge. This was positioned precisely between the bottom of the beam flange and the top of the window frame, allowing water to deflect away from the vulnerable joint.


Additional Investigation: Foundation Leak Assessment

Since water intrusion was also reported in the basement area, our team took proactive steps to determine the source:

  • We cut a 2′ x 3′ probe in the drywall ceiling near the basement foundation wall.
  • This allowed us to visually inspect the top side of the foundation wall, which was previously concealed.

Note: As this portion of the issue could not be fully diagnosed without exposure, a separate estimate was scheduled to be submitted after the inspection findings.


Outcome

The upper wall waterproofing was completed successfully, and initial rainfall after the repair confirmed that the storefront leak was resolved. The installation of the drip edge, joint sealing, and parapet repointing significantly enhanced the weatherproofing of the façade.

The basement probe revealed additional insights, which were being reviewed for a follow-up estimate. Our clear and step-by-step approach gave the client confidence and control over the repair process.
