Project Overview

A homeowner in Brooklyn, NY contacted Zavza Seal with serious concerns about structural cracks in their basement slab and improper waterproofing applied to the interior foundation. The structural damage, combined with ineffective liquid rubber application, posed a risk to the home’s integrity and moisture control.

This project included addressing approx. 16 linear feet of structural cracking in the concrete slab and remediating approx. 115 square feet of foundation surface, including a cold joint area. Our goal was to restore structural stability and implement long-term waterproofing solutions.


The Problem

The home exhibited:

  • Separation and voids beneath the concrete surface
  • Inappropriate use of liquid rubber on the interior foundation, creating pressure and risk of future deterioration

Our team at Zavza Seal implemented a multi-phase solution to reinforce the structural integrity of the basement slab and address foundational waterproofing concerns.

1. Structural Crack Stabilization with Carbon Fiber Stitches

  1. Crack Grinding and Chasing
    Used a diamond blade to chase and widen visible cracks for optimal bonding and epoxy penetration.
  2. Carbon Fiber Stitch Installation
    Cut into the slab and embedded carbon fiber stitches in structural epoxy to restore tensile strength and prevent further expansion of the cracks.
  3. Void Filling with Urethane and Epoxy Injection
    Drilled every 12 inches to install injection ports.
    Injected structural-grade urethane and epoxy into the slab to fill hidden voids and restore integrity.
  4. Surface Waterproofing with Basecrete System
    Applied the first layer of Basecrete waterproofing cement to protect the surface.
    Installed 4.5 oz Basecrete brand reinforced fiberglass mesh to enhance strength and durability.
    Applied a second layer of Basecrete to complete the waterproofing system.

Foundation Repair and Cold Joint Treatment (Approx. 115 sq.ft)

  1. Liquid Rubber Removal
    Identified the use of interior liquid rubber as an improper waterproofing method.
    Removed the liquid rubber completely to allow the foundation to breathe and reduce pressure buildup.
  2. Crack and Defect Inspection
    Carefully examined the exposed surface for any additional cracking or deterioration.
    Planned to address any emerging foundation issues before they escalate.
