The Solution: Comprehensive Structural Crack Repair and Window Well Replacement by Zavza Seal

Subject Area A: Structural Crack Behind Electric Box

Step 1: Site Preparation

We sealed the work area with hermetically sealed plastic sheets from floor to ceiling to prevent dust and debris from spreading. The electric box was temporarily removed to provide full access to the crack.

Step 2: Surface Preparation and Crack Cleaning

We chipped away the tar material on both sides of the crack and ground the area with diamond blades to expose bare concrete. The crack was chased from top to bottom, cleaned thoroughly, and drilled every 6 inches with diamond bits to create injection ports.

Step 3: Crack Injection and Reinforcement

We injected the crack with a specially formulated combination of epoxy and urethane. This not only enhanced the structural strength of the wall but also sealed it against water penetration. We then installed a 4.5 oz reinforced fiberglass mesh, sandwiched between two layers of high-strength 7,000 PSI waterproofing cement. At the wall and floor joint, we ground the area and installed additional fiberglass mesh extending 12 inches on each side of the repaired crack. Two coats of Basecrete waterproofing cement were applied for additional moisture protection. Finally, we reinstalled the electric box with a protective membrane placed behind it.


Subject Area B: Two Additional Structural Cracks

Step 1: Site Preparation

We sealed the work area and removed the sheetrock and paneling to access the cracks.

Step 2: Surface Preparation and Crack Cleaning

As with Subject Area A, we chipped away the tar material, ground the cracks with diamond blades, and chased them along their entire lengths. Injection ports were drilled every 6 inches.

Step 3: Crack Injection and Reinforcement

We injected the cracks with epoxy and urethane to reinforce the walls and prevent water intrusion. Fiberglass mesh and 7,000 PSI waterproofing cement were applied in layers, along with adhesives and sealants as needed. At the wall and floor joint, we installed additional fiberglass mesh extending 12 inches on each side for added stability. The repaired areas received two coats of Basecrete waterproofing cement before reinstalling the sheetrock and panels to restore the basement’s finished appearance.


Subject Area C: Window Well Repairs

Two Window Wells

We removed all dirt and vegetation around the window wells, excavated the exterior, and constructed two new wells. We applied two coats of Basecrete waterproofing cement, installed protective guards, excavated approximately 6 inches to lay a fresh gravel bed, and installed a self-contained drainage system extending 4 feet deep to manage water effectively.

One Window Well

For the third window well, we installed a new catch basin designed to collect all water from the area around the window. This basin was connected to an underground PVC pipe, which channels water to a newly dug drywell to ensure proper drainage and prevent water buildup.
