Ms. Curtin of Medford, NY, contacted Zavza Seal LLC after noticing a visible structural crack beneath a spandrel beam and active water infiltration in the crawlspace corner of her home. These issues posed both structural and moisture concerns that required a reliable and permanent repair method.

Initial Evaluation

Upon inspection, our team determined that the crack required structural reinforcement to prevent further expansion, and that the crawlspace corner needed targeted waterproofing. To ensure durability and performance, we proposed a repair strategy combining carbon fiber stitching with multi-layer waterproofing cement and mesh application.

Scope of Work

Zavza Seal LLC performed the following services to restore the integrity and waterproofing of the affected areas:

• Spandrel Beam Crack Repair:
  
  • Chased and ground the entire crack to remove debris and foreign materials
  • Cut deep into the concrete core every 12 inches to install carbon fiber stitches embedded with structural epoxy for reinforcement
  • Applied one coat of waterproofing cement
  • Installed 4.5oz fiberglass mesh across the crack
  • Finished with a second coat of waterproofing cement for added durability
    
• Crawlspace Corner Waterproofing:
  
  • Ground the surface of the corner to a total width of 32″ (16″ on each side)
  • Applied initial coat of waterproofing cement
  • Embedded 4.5oz fiberglass mesh into the treated area
  • Completed the repair with a second waterproofing cement coat
    

These combined steps ensure both structural reinforcement and long-term moisture protection in critical areas of the home.
