Case Study: Transforming a Brooklyn Basement from Leaky to Livable

The Problem: 

A homeowner in Brooklyn, NY, was experiencing a persistent water intrusion issue in their basement. After heavy rains, water would seep through cracks and compromise areas in the foundation walls, causing dampness, mold growth, and a general feeling of unusability in the space.

Diagnosis by the Zavza Seal Team: Three senior Zavza Seal estimators thoroughly inspected the basement to identify the source of the water infiltration. The team found compromised and damaged foundation walls with cracks and weaknesses. These vulnerabilities allowed water to penetrate the basement, creating a damp and unhealthy environment.

The Solution: 

To address the water issues and create a long-term solution (over 30 years with warranty), Zavza Seal proposed a comprehensive waterproofing system:

  • Foundation Wall Preparation: This involved grinding and chipping away any weak or damaged areas on the foundation walls. Any voids or gaps were filled with hydraulic cement to create a smooth and stable surface.
  • Enhanced Strength and Water Resistance: A coat of Basecrete Waterproofing Cement (7,500 PSI) was applied, providing twice the strength of the existing foundation. This layer was further reinforced with 4.5 oz of Basecrete brand fibermesh, adding significant tensile strength to prevent future cracks.
  • High-Performance Dimpled Membrane: A Delta brand heavy-duty dimpled waterproofing membrane was then installed on the interior wall surface. This membrane boasts a unique design with a recycled HDPE inner layer and a virgin high-density polyethylene outer layer. The dimpled pattern allows incidental water to flow down the membrane and through the system to a footing drain (already existing) for proper drainage.
  • Connecting the System: To ensure the effectiveness of the waterproofing membrane, a section of the concrete floor along the wall joint was cut to extend the vapor barrier and dimpled membrane into the ground. This connects to the existing pressure relief system for a complete drainage solution.
  • Sealing and Finishing Touches: The exposed floor section was covered with high-strength cement, and the connection between the foundation wall and floor was further reinforced with Basecrete and fiberglass mesh. Finally, a coat of Basecrete was applied to complete the waterproofing work on the interior walls.
  • Exterior Drainage System: A discharge line was installed from a Y valve to the building entrance, running under the garden area and transitioning into a garden hose stored in a box near the entrance door. This discharge line serves as a secondary drainage option if the existing pressure relief system experiences any issues.

The Outcome: 

With this comprehensive waterproofing system in place, the homeowner’s basement was transformed from a damp and unusable space to a dry and healthy environment. The enhanced strength and water resistance provided by Basecrete, combined with the high-performance dimpled membrane and drainage system, effectively prevent water intrusion even during heavy rains. The project ensured that the homeowner could fully utilize their basement for years to come, creating additional living space without the worry of water damage.
