Case Study: Window Well Drainage and Replacement in Bronx, NY

The Problem:

A Bronx homeowner reached out to Zavza Seal after experiencing recurring water issues around a basement window well. During heavy rain, water collected inside the window well and threatened to seep into the basement. The existing window well enclosure was rusted, damaged, and no longer secure against the foundation wall.

The area also included outdated drainage components that were no longer functioning properly. Without proper drainage below the basement floor level, water pressure around the foundation increased, raising the risk of leaks, moisture damage, and long term foundation deterioration.

The Solution:

Zavza Seal developed a complete window well replacement and drainage solution designed to redirect water safely away from the foundation while improving durability and appearance.

Removal and Preparation

Our team began by removing the existing sump pump and discharge hose and safely handing them over to the homeowner for future use. The PVC pipe connected to the downspout was properly capped to prevent uncontrolled water flow.

We then removed and disposed of the rusted and damaged window well enclosure. To prepare the area for proper drainage, we excavated and removed excess soil, making room for a twelve inch gravel base. All removed soil was properly disposed of off site.

Drainage System Installation

According to the International Association of Certified Home Inspectors, poorly drained window wells are a common source of basement water intrusion in residential homes

Using specialized tools, we excavated a central pit beneath the window well area and installed a self contained drainage system. This system was set deeper than the basement floor level and designed to channel water below the foundation footing. This approach relieves hydrostatic pressure and prevents water from collecting near the window opening.

A full gravel bed was installed over the remaining soil to promote fast drainage and reduce water buildup during heavy rainfall.

Window Well Replacement and Protection

Once drainage was complete, we installed a new galvanized steel window well enclosure securely fastened to the foundation wall. This upgrade provides long term corrosion resistance and structural stability.

To complete the project, we installed a heavy duty plastic rain guard over the window well. This cover helps prevent incidental rainwater, debris, and runoff from entering the well while still allowing light and ventilation into the basement window.

The Federal Emergency Management Agency also emphasizes the importance of proper drainage systems with covers to reduce foundation moisture and prevent basement flooding.

The Result:

The Bronx home now has a fully functional and protected window well system that safely directs water away from the foundation. Standing water issues were eliminated, the risk of basement leaks was reduced, and the exterior of the home gained a cleaner, more durable window well solution.
