Notably, two (2) of these joists were beyond repair and required complete replacement.
Implemented Solution:
Preparation and Support:
- Phase Jacking: Each joist was carefully and incrementally lifted using phase jacking to create sufficient workspace. This method ensured that the joists were not elevated beyond their stress thresholds, preventing potential structural damage.
- Shoring: Temporary shoring and structural supports were installed for each joist to maintain the building’s stability throughout the repair process.
Joist Repair Process:
- Grinding and Shaving: Utilizing diamond blades, our team meticulously ground the stones adjacent to and beneath each joist to create a gap between the wood and the stone foundation. The rotted, mold-infested, and loose wood materials were then shaved off to expose the solid core. The extent of this shaving was determined on-site by our Project Manager, based on the condition of each joist.
- Rot Prevention: Post-shaving, a specialized “rot stop” solution was applied to halt further decay and reinforce the wood’s structural integrity.
- Steel Reinforcement: Galvanized steel channels were inserted into the pre-ground spaces, extending 3 inches into the foundation wall, even if the wood’s depth was less. These channels were securely fastened to the joists to provide additional support.
- Void Filling: The gaps beneath the steel channels were filled with a suitable material—grout, mortar, or another cementitious substance—selected based on on-site moisture levels and the extent of wood removal. This choice was crucial to ensure the material’s resilience against cracking under varying moisture and pressure conditions, as any failure could lead to joist settlement and subsequent structural issues.
- Curing: The filler material was allowed to cure fully before the joists were gently lowered to rest upon it. The Project Manager determined the necessary curing time to ensure optimal strength and stability.
Joist Replacement:
- Removal and Installation: The two irreparable joists were carefully removed and replaced with new ones, adhering to the same meticulous process to ensure seamless integration and support.
Outcome:
