The Problem
A homeowner in Northport, NY noticed signs of settlement inside their home. Certain areas of the floor appeared uneven, particularly near a long metal beam that had been installed years earlier.

Our Solution
After evaluating the property, the Zavza Seal team developed a two-part solution.
Basement Vault Closure and Stabilization
To permanently seal the unused vault and improve the structural integrity of the area, we performed a complete closure of the opening.
Our team:
- Disconnected the existing electrical outlet serving the area.
- Installed #6 vertical reinforcing steel bars.
- Added Durawall horizontal reinforcement for additional lateral strength.
- Constructed a reinforced masonry wall.
- Filled the masonry blocks solid to create a durable structural barrier.
- Left the existing door in place and aligned it as required.
To address the upper portion of the vault located beneath the patio deck, we:
- Carefully removed deck boards above the vault.
- Exposed the top of the vault structure.
- Filled the vault cavity with compacted grit-mix material.
- Installed a concrete cap over the filled area.
- Reinstalled the deck boards to restore the patio surface.
This process permanently eliminated the void while improving stability beneath the deck area.
Crawl Space Access Creation
To properly investigate the settlement issue, access to the crawl space first had to be created.
Our team:
- Removed the existing basement stairs.
- Opened a section of the basement wall to create a new access point.
- Reinforced the opening to ensure the structural loads above remained properly supported.
- Carefully designed the opening to prevent future cracking or settlement around the new access area.
Once access was established, we were able to enter the crawl space and begin a detailed structural investigation.
Structural Investigation
Inside the crawl space, our team examined the home’s support system, including:
- Structural beams
- Floor joists
- Support posts
- Foundation components
- Footings
- Crawl space conditions
The investigation allowed us to identify potential causes of the settlement and gather the information needed to develop a targeted structural repair plan for the homeowner.
Custom Crawl Space Hatch Installation
After completing the investigation, we installed a custom-built crawl space hatch to provide safe and convenient future access.
The hatch included:
- A pressure-treated wood frame
- Cut-to-size pressure-treated plywood
- Secure fastening with wood screws
- Long-lasting materials designed for basement conditions
The new hatch provides permanent access for future inspections, maintenance, and repairs.
The Result
The homeowner now has a safely sealed and stabilized vault, along with a professionally constructed crawl space access point that allows for ongoing inspection of the home’s structural system.
