Project Overview

A homeowner in Montauk contacted Zavza Seal because the floor in their last bedroom always felt cold, especially during the winter months. Despite keeping the heat on, the room never seemed as comfortable as the rest of the house.

Our inspection focused on the unfinished crawl space beneath the bedroom. We found several issues that were allowing cold air and moisture to affect the home’s comfort and energy efficiency.

The Problem

The crawl space had a small 12-inch by 12-inch access opening, making it difficult to inspect and maintain the area.

The dirt floor was covered with a thin plastic sheet that was no longer providing any meaningful moisture protection. Moisture from the ground could still enter the crawl space, increasing humidity and creating conditions where mold and odors could develop.

We also found that the fiberglass insulation installed between the ceiling joists had come loose in several areas. This reduced its ability to keep cold air out of the bedroom above.

The rim joists around the perimeter of the crawl space were also allowing outside air to enter the home. Together, these issues were making the bedroom colder and forcing the heating system to work harder.

Before repairs could begin, our crew needed to remove approximately eight cubic yards of dirt so every corner of the crawl space could be safely accessed.

Our Solution

After completing a full inspection, the Zavza Seal team developed a plan to improve moisture control, reduce air leaks, and increase the home’s energy efficiency.

Step 1: Creating Better Crawl Space Access

We expanded the existing access opening from 12 inches by 12 inches to a larger 24-inch by 24-inch opening.

A new wood-framed access door with heavy-duty hinges and a secure latch was installed, making future inspections and maintenance much easier.

Step 2: Preparing the Crawl Space

Before installing new materials, we cleaned the crawl space by removing debris, cobwebs, and visible mold where necessary.

This preparation created a clean surface for the encapsulation system and helped improve the overall condition of the crawl space.

Step 3: Crawl Space Encapsulation

The old plastic sheet was removed because it was no longer providing an effective vapor barrier.

We then installed a heavy-duty 20-mil reinforced crawl space vapor barrier across approximately 276 square feet of floor and 175 square feet of foundation walls.

The membrane was securely fastened along the top of the foundation walls while leaving a small inspection gap, allowing future termite inspections without removing the system.

This durable vapor barrier helps reduce ground moisture, improve indoor air quality, and create a cleaner crawl space environment.

Step 4: Air Sealing the Rim Joists

Next, we sealed approximately 66 linear feet of rim joists using high-performance foam insulation.

Closing these air leaks helps prevent cold outside air from entering the crawl space while reducing drafts throughout the home.

Step 5: Restoring the Existing Insulation

Rather than replacing insulation that was still in good condition, we carefully repositioned and secured the existing fiberglass batt insulation between the ceiling joists.

This restored its ability to help keep the bedroom warmer during colder months while improving the overall thermal performance of the floor system.

The Result

After the project was completed, the crawl space became cleaner, drier, and much better protected against moisture.

The new encapsulation system helps reduce moisture rising from the ground, while the sealed rim joists minimize unwanted air leaks. Reinstalling the existing insulation also restored the thermal barrier beneath the bedroom floor.
