Case Study: Dense Pack Cellulose Wall Insulation Project in Brooklyn, NY
Dense pack cellulose insulation installation in Brooklyn NY showing wall cavity insulation, energy-efficiency upgrades, improved thermal performance, and restored interior walls

Project Overview

A homeowner in Brooklyn, NY contacted Zavza Seal because several rooms in their home felt uncomfortable throughout the year. During the winter, exterior walls felt cold and drafty. During the summer, rooms were harder to keep cool. The homeowners were also concerned about rising energy costs and outside noise entering the home.

After evaluating the property, our team recommended a dense pack cellulose insulation system to improve energy efficiency, indoor comfort, and sound control without removing large sections of finished walls.

The Problem

The home had limited insulation inside several exterior wall cavities, including portions of the ground floor and two second-floor bedrooms.

The homeowners experienced several common signs of insufficient insulation:

The affected areas included approximately 1,353 square feet of exterior wall space located on the ground floor and second-floor bedrooms.

Because the walls were already finished, the homeowners wanted a solution that would improve insulation performance while minimizing disruption to the home.

Our Solution

Zavza Seal designed a minimally invasive insulation upgrade using dense pack cellulose insulation.

Step 1: Jobsite Preparation and Protection

Before work began, our team carefully prepared the work areas.

Protective coverings were installed over floors, furniture, and nearby surfaces. Dust containment measures were used to help keep the home clean throughout the project.

Step 2: Strategic Wall Access

To access the empty wall cavities, we created small 4-inch access openings in carefully selected locations near the top of the walls, typically beneath existing molding whenever possible.

This approach allowed us to reach the wall cavities while minimizing the amount of wall repair required after installation.

Step 3: Dense Pack Cellulose Insulation Installation

Using specialized equipment, our team filled the wall cavities with environmentally friendly dense pack cellulose insulation.

The insulation was installed to achieve an approximate R-value of 12, helping improve the thermal performance of the exterior walls.

The areas insulated included:

Ground Floor Exterior Walls

  • Full wall adjacent to the staircase
  • Exterior walls beyond the garden atrium
  • Two corner exterior walls

Second Floor Bedroom Walls

  • Exterior window walls
  • One side exterior wall in each bedroom

The dense pack installation process ensured the wall cavities were filled thoroughly, helping reduce air movement and improve overall energy efficiency.

Step 4: Wall Restoration

After the insulation was installed, all access openings were professionally patched, taped, and compounded.

Once completed, the walls were restored and prepared for optional sanding and painting.

Why We Use Dense Pack Cellulose Insulation

The insulation used for this project offers several important benefits:

Because cellulose insulation fills gaps and voids inside wall cavities, it helps create a more consistent indoor temperature while reducing unwanted air movement.

The Result

After the project was completed, the homeowners immediately gained a better-insulated home with improved comfort and energy performance.

Benefits of the completed project included:

  • Reduced drafts throughout the home
  • More stable indoor temperatures
  • Improved comfort in bedrooms and living areas
  • Better sound control from outside noise
  • Increased energy efficiency
  • Lower strain on heating and cooling systems

By upgrading the insulation inside the exterior walls, Zavza Seal helped transform the home’s performance without the need for major demolition or reconstruction.
