Case Study: Driveway Replacement, Crawl Space Encapsulation and Retaining Wall Repair in Brooklyn, NY
Reinforced concrete driveway replacement at a Brooklyn, NY residential property.

The Problem:

A Brooklyn, NY property needed improvements in several areas around the home.

The existing asphalt driveway needed to be replaced. The crawl space also had old fiberglass insulation and debris that needed to be removed and treated before the space could be sealed.

The property also had an aging retaining wall that needed to be removed and replaced.

Zavza Seal developed a plan to address each area and improve the condition of the property.

The Solution:

New Reinforced Concrete Driveway

The existing asphalt driveway was removed and disposed of.

The ground was then excavated as needed, leveled, and thoroughly compacted. A 3-inch layer of drainage rock gravel was installed as the base for the new driveway and compacted with a commercial-grade vibratory plate compactor.

Zavza Seal then installed forms and poured a 5-inch-thick, 4,000 PSI wire-reinforced concrete driveway.

The steel reinforcement was positioned in the middle of the concrete as the slab was poured.

Expansion joints were added, and the surface received a broom finish to provide the desired texture.

Crawl Space Cleanup and Encapsulation

Before beginning the crawl space work, the area was inspected for possible water intrusion.

The team removed debris and the existing fiberglass insulation. The exposed floor joists and subfloor were then cleaned and treated.

A 20-mil crawl space membrane was installed across the ground, walls, and support columns. The membrane was kept 3 inches below the top of the columns to allow for future termite inspections.

Zavza Seal also installed SealTech 10M reflective insulation across the crawl space ceiling. The material has an R-value of 18 and was included to improve the thermal performance of the space.

Retaining Wall Replacement

The existing retaining wall was approximately 20 feet long and 14 inches high.

Zavza Seal removed the old wall and prepared the area for a new retaining wall with a deep reinforced concrete footing.

The new structure was designed to provide a stronger and more stable replacement for the existing wall.

The Result:

The project improved three important areas of the Brooklyn property.

The old asphalt driveway was replaced with a new reinforced concrete surface built over a compacted gravel base. The crawl space was cleared, treated, and sealed with a durable membrane and ceiling insulation. The deteriorated retaining wall was also removed and replaced with a reinforced structure.

Together, the work helped improve the property’s durability, moisture control, and overall condition.

Project Summary:

Zavza Seal completed a multi-part improvement project at a Brooklyn, NY property.

The work included a 550-square-foot reinforced concrete driveway, crawl space cleanup and encapsulation, and replacement of an approximately 20-foot retaining wall.

Each part of the project was handled with a focus on preparing the existing surfaces properly before installing the new materials.
