Case Study: Driveway, Walkway, and Drainage System Replacement in Baldwin, NY

Problem

A homeowner in Baldwin was dealing with multiple exterior property issues caused by poor drainage, cracked concrete surfaces, and water pooling around the home.

The existing concrete driveway, walkway, patio pad, and garage floor showed signs of cracking, surface deterioration, and uneven settling. Water was collecting near the property because the lawn grading around the affected areas was insufficient to properly direct stormwater away from the home.

Over time, the standing water increased the risk of further concrete damage, soil movement, and moisture related issues near the foundation and exterior surfaces.

The homeowner contacted Zavza Seal to create a long term drainage and concrete improvement solution for the property.

Solution

After several site observations, our Zavza Seal team determined that the property required both drainage corrections and complete concrete surface replacement to properly address the ongoing issues.

Concrete Patio and Garage Floor Repair

We repaired cracks in the concrete patio pad and garage floor and prepared approximately 640 square feet of surface area for a protective traffic deck application.

The process included:

  • Cleaning and scarifying the concrete surfaces
  • Removing damaged cement sections
  • Repairing cracks and deteriorated areas
  • Applying Basecrete Waterproofing Products to strengthen and protect the surfaces

This repair work was completed as a stopgap solution because future concrete deflection may still occur depending on soil movement and existing site conditions.

Drainage System and Drywell Installation

To correct the drainage problems around the property, we excavated trenches and installed a new underground water management system.

The drainage improvements included:

  • Installing 3 new catch basins across the lawn area
  • Interconnecting the catch basins with perforated PVC piping
  • Directing water into newly excavated drywells with capacities exceeding 50 to 60 gallons
  • Installing the drywells on gravel beds wrapped with soil separator fabric
  • Extending and rerouting downspouts into a dedicated drywell system at no additional cost

This system was designed to reduce water pooling and improve stormwater flow away from the property.

New Concrete Driveway Installation

The existing driveway was fully demolished and removed. After excavation and soil preparation, our team installed steel wire reinforcement throughout the surface area to improve structural strength.

We then poured 4 inches of new 4,000 PSI concrete across approximately 600 square feet.

The driveway installation also included:

New Walkway Installation

The old walkway was demolished and replaced with a larger and stronger concrete walkway measuring approximately 55 feet long by 4 feet wide.

The new walkway included:

  • Full wire reinforcement set on chairs
  • 4 inches of new 4,000 PSI concrete
  • Pressure treated wood expansion joints every 12 feet
  • Brush finish surface texture

The upgraded walkway was widened by approximately 2 feet compared to the original path, improving accessibility and appearance.

Result

The Baldwin homeowner now has a safer, more functional, and better protected exterior property with improved drainage and newly installed concrete surfaces.
