When moisture problems start in a crawl space or basement, they rarely stay in one area. Poor drainage, water intrusion, and structural concerns can all affect the safety and value of a home. Our team at Zavza Seal recently completed a crawl space and basement waterproofing project in East Islip, NY that addressed several issues at once.
The Problem
The homeowner contacted Zavza Seal after noticing concerns in the crawl space and basement. During our inspection, we found several areas that needed attention.
The crawl space vent opening was allowing unwanted moisture and outside air to enter the space. There was also no proper access point to the crawl space, making future inspections and maintenance difficult.
Inside the crawl space, the structural support footings required reinforcement to improve stability. In the basement, water intrusion was affecting portions of the east and south foundation walls. Without proper drainage, moisture can build up over time and contribute to mold growth, musty odors, and damage to building materials.
If left untreated, these issues can become more expensive repairs in the future.
Our Solution
Our team developed a complete waterproofing and structural repair plan to address every concern.
We began by sealing the crawl space vent opening. The surrounding concrete was prepared and cleaned before installing cinder blocks and applying two layers of high-strength waterproofing cement. This helps prevent moisture and outside air from entering the crawl space.
Next, we created a new crawl space access point on the north side of the home. We installed a galvanized steel egress well and access door, allowing safe and convenient entry into the crawl space. The project included excavation work, foundation wall modifications, drainage installation, a drywell system, gravel placement, and a galvanized steel ladder for easy access.
To strengthen the crawl space supports, we reinforced the existing concrete footings. Temporary structural supports were installed while our team connected the footings using structural dowels, epoxy, steel reinforcement, and fiber-reinforced concrete. This repair improves the overall stability of the support system.
Finally, we installed an interior French drain system along approximately 32 linear feet of the basement’s east and south walls. The system includes perforated drain pipe, gravel, reinforced concrete, and waterproofing materials designed to manage water intrusion and relieve hydrostatic pressure.
Additional waterproofing measures were applied to prevent moisture vapor from transferring through the concrete and entering the basement.
The Result
After completing the repairs, the homeowner now has a dry, more accessible, and better-protected crawl space and basement. The sealed crawl space vent helps keep moisture out, while the new access door and egress well make future inspections and maintenance much easier.
The reinforced structural footings provide added support beneath the home, and the interior French drain system is designed to manage water intrusion before it becomes a larger problem. Together, these improvements help protect the home’s foundation, improve moisture control, and reduce the risk of future water damage.
