The Problem
A residential property in Baldwin had visible deterioration near the front entrance that was affecting both appearance and structural stability.
The main issues included missing and detached natural stones on the foundation wall facade near the front door. This created gaps in the surface and exposed the underlying structure to moisture and further wear.
The front stairs were also in poor condition. The surface had voids within the structure, which reduced stability and increased the risk of further cracking and water penetration over time.
Our Inspection and Plan
The team at Zavza Seal inspected the entrance area and identified two key repair zones: the foundation wall facade and the front stairs.
Our goal was to restore the missing stonework for a clean and stable finish while also strengthening the stairs and sealing them against future damage.
Foundation Wall Facade Restoration
The foundation wall near the front entrance had approximately 4 linear feet of missing and detached natural stones. This not only affected curb appeal but also exposed the wall to moisture intrusion.
We carefully prepared the surface to ensure proper bonding and alignment. Once the area was ready, we installed new natural stones to match the existing structure as closely as possible. This restored both the strength and appearance of the entrance facade.
Front Stairs Repair and Sealing
The front stairs, approximately 7 feet wide, showed signs of internal voids and surface wear. These hidden gaps can weaken the structure and lead to long term deterioration if not addressed.
To repair the issue, we power washed the entire stair surface to remove dirt and loose material. We then injected grout into the voids to stabilize the internal structure and improve strength.
After the structural repair, we applied professional sealers across the entire stair surface. This helped protect the stairs from moisture, weather damage, and future surface breakdown.
The Final Result
After completion, the front entrance area was fully restored with improved structural stability and a clean, consistent appearance.
The foundation facade now has properly installed natural stonework that blends with the existing design, while the stairs are stronger, sealed, and better protected against weather exposure.
